Need help on Land Title

Hello Istorya!

I need your help on some information about how to get a land title. I am posting for my girlfriend. They have a house in Catmon and she wants to apply for a Home Improvement Loan from Pag-Ibig but Pag-ibig requires a Land Title under my Girlfriends name.

The problem is, their land does not have a title but only a Tax Declaration and is currently under her mother's name. Her mother is ok with transferring the name on the declaration to my girlfriend's name so she can apply for the loan but she still need to get a land title..

We need information about how to go over it, how much it will cost, and how long it will take to get the title. The size of the lot where the house is built is around 100-150 sq meters.

Bai.. sa Pag-IBIG land Title under your GF's name jud na. check sa na ninyo bai kung ngano wala nay titolo ang yuta sa imo uyab. Usually naa man na title unless cguro kung wa pa na gibuak ng yuta-a.. ma check na ninyo sa munisipyo.
Up nalng sad ni nato, naa man jud daghan sweto ani.

I have additional concern regarding Land Property but this time it has a Title.
Basin naa sad nkahibaw ninyo bahin unsa buhaton when the owner is deceased na unya wa jud na-update ang title like estate tax, transfer of title (to the beneficiary), etc. Whenever the deceased person did not have a "Last Will of Testament", will it automatically shows that the beneficiaries are the following:
-immediate children (50% of total worth of the property and will be divided equally to the number of children)?
-legal husband (50% of the total worth of the property)?

This thread would be a great help for those who have similar concerns. Please help when you are knowledgeable on this matter. Thanks a lot Istoryans!

@sir Edoy: salamt sa info.. mao jud na ang case sa yuta sa catmon, wla daw jud sila tagae ug title sauna puro ra declaration.. so dli jud pwede ang portion ra nga amo need ang pahimoan ug titolo?

does anyone have any idea ug pila ang magasto ani nga process? usa man gud pu ni maka intimidate namo nga tingali mahal ug moduol ta ug abogado Hopefully abot kaya ra pud..
