    Default House & Lot vs Condominiums


    fellow istoryans, share your insights kung unsay mas nindot nga investment, house and lot ba or condo unit.

    i think bought.. hehe.. depended pud tingali ang lugar.. matud pa ni Sen. Manny Villar.. mga mid rise condo na pud daw and sunod na patok sa ilang portfolio.... i WISH naa ko condo within the cebu business park... you can save gas / deisel if naa ka duol sa mall.. i dont know how much ang monthly amot2 ana para sa maintenance like guards and utilities... less pollution kay wa na ka cge gamit sakyanan or sakay sa jeep.. hehe

    agree ko.. depende ra dyud na. but i prefer both if makaya.. hehe.

    Personally, a house and lot would be more easier as an investment. They don't have the 50 years limitation like all the condominiums. Plus, it gives me the flexibility to renovate or even do whatever I want with the house and lot without having to confirm or ask permission from the developer.

    House and Lot Investment:

    Advantages:
    • extra lot
    • cheap/affordable
    • comfortable living
    • house depreciates, lots appreciates
    • can have pets and gardens
    • convenience
    • Good Investment (rental)

    Disadvantages:
    • slow appreciation (depends on the location)
    • maintenance
    • Security Problem (not unless if your in a mid/high-end subdivision)
    • Noisy Neighbors or unmaintained Community


    Condominium Investment:

    Advantages:
    • Location, Location, Location
    • fast and high appreciation rate from 10% - 25% per annum
    • Comfortable Living
    • Great Investment (High Rental Rates)
    • 24/7 Security
    • Convenience
    • Highly Maintained Amenities
    • Prestige
    • Maintenance Free

    Disadvantages:
    • EXPENSIVE Living!
    • Condo Dues
    • limited Parking Space
    • no extra lot
    • can't plant trees and bring pets
    • can't make loud noises



    Is condominium limited to 50 years?

    No, In Philippines Law it is a Standard Operation Procedure (SOP) that all buildings has an age limit and when that day comes that building must me repaired or reconstruct but that does not mean that your ownership of the unit has ended. As one of the Stock Holder (Unit Owner) you have the right to chose whether you want the Condominium Bldg. to be repaired, remodel or reconstruct. Ofcourse it will be decided thru votation

    As an Investor I find it advantage on my side. Why? because it means $$$$$$$ new unit = Value goes up and Rental rates goes up.

    Same thing in our House, do you think your house will be the same 50 years from now?

    @MoD yes we do have a condo in Cebu Business Park, just a stone throw away from Ayala Mall

    as a developer.. i strongly suggest house&lot.. the most important thing is CONTROL! (just make sure what your doing)

    practical ra ang condo if you dont plan to live in it for an entire lifetime and tungod nalang kay mao pinaka duol sa imu workplace.. kung huna2x-on.. its just like a renting a property sa ka taas sa fees..

    nindot condos kung ikaw namaligya condos. hehehe investment wise.. id go for house&lot.. daghan man advantages.. like mas nindot siya himuon colateral for loans..

    ang ka bati sa condos is.. most good banks are hesitant to finance a loan for condos.. thats why most condo developers have their own financing schemes..
