Need advise re Apartment Building Investment

I need advise or mga tips from you guys on my plan for constructing an apartment building (more like a townhouse).
I already have a city prime/commercial lot beside 2-universities, government/private offices but my target are for professionals.
For those who venture into this business, any advise into which is the best way to finance the construction, thru your pocket or loan? And if loan, how much loan amount can my rent afford?

for financing, if you know someone sa bank, pa refer to the right person and ask them unsa ilang financing offer nga maayo kai lain lain man ug offer mga banks. ask them unsa impact sa imong financing kung mo grabe ang economic crisis. i would suggest you start construction as soon as you can kai barato pa materials karon.

kung naa gyd ka out of pocket na dako na para construction kay ok na, but kung limited mas okay kng magloan ka. make sure lng na 50% sa rentals kay maka cover up sa monthly amortization. we have apartments and we are in this business for almost 20years. ok gyd cya na business kay makabayad mi sa amo monthly amortization maski usahay naay tenant na pahawa-on nlng kay dna kabayad. kung maau gyd kaau mamayad imo tenant okay gyd kaau ang business. then after ma payout na ang loan kay hayahay na kaau ka. make sure lng gyd na imo apartment kay appealing and affordable. dapat maglain2x ang size sa imo units kay naa mn uban na ganahan ug dako na space, daghan rooms and etc.

by the way, basin ganahan ka magpadesign you can PM me. last year nagdesign ko ug dormitory then this year pa tukoron. para nako nice gyd ni nga business labi na duol ka ug mga call centers or universities.

Thanks sa tanang mga advises, ako na gyud gi pa sugdan ang apartment bisag wla na aprob ang pag-ibig loan nko ky 3doors kunu commercial naman. Pero cge lang, belt-tightening lang usa para mka build-up napud ug capital for future projects!

as much as possible.. don't go into any loans karn wen constructing an apartment for rent kay basin nya maglisod ka ug pay sa ila interest.. trust me, sa economic crisis nato ron, lisod kaau naa kay utang sa bank kay basin ma alkansi ka sa pagtukod nimu kay basin wala pa dayon mu rent.. but if mu build jud ka, make sure na dili kaau mga mahalun na materials ang imung pang gamitun unless you are planning to cater on the upper class para maka rent sa imung apartment.. pagtanaw nlang mga different townhouse or mga apartment naka tukod na para you'll get and idea more or less unsa kadako and pila ka apartment masigo sa imung lot.. dapat different sizes ang imu atownhouse para duna option ang mu rent..

It's not bad to borrow money, especially if your investment can pay the bank.
Real State business is still a lucrative business in Cebu.
