    mao nay lisod kung mukuha ug house and lot nga apiki imo kwarta kay maapikihan sad ka for sure.

    7. How does in-house financing compare with pag-ibig and banks?

    The advantages of in-house financing are:

    • Simplicity of documents required. You need not be subjected to thorough background/credit check as compared to banks or pag-ibig. A Filipino wife who has no or inadequate income for herself can be approved for in-house housing loan if she has a husband such as a foreigner who can support the monthly amortization. Since the title does not bear the name SPOUSES ….. But only the name of the Filipina married to ….. (Foreigner’s name), banks do not approve loan or Pag-ibig if the wife does not have enough income to pay for the monthly amortization.

    • Maceda Law or R.A. 6656 – mandates the developer to refund 50% of your payments if you have paid at least 2 years installment even if you are delinquent. Refund is not applicable in mortgage with banks or Pag-ibig.

    • Interest charges remain constant no matter what happens to the economy. If contracted to 16%, it shall remain throughout the period of the contract. Bank interest rates on the other hand are floating. In times of crises, it can shoot up. The prime advantage however with Bank financing and Pag-ibig are that of lower interest rates which range from 10.5% to 14% per annum but there are also fees applies to that.

    • Bank Financing - There are normally banks that are automatically tied-up with developer and are sometimes called “in-house Bank Financing”. With this set up, the buyer doesn’t necessarily need to find his/her own bank and directly apply for a loan. Above requirements are just submitted to the developer, and developer is the one facilitating the papers in behalf of the buyer. This free up the buyer from the legwork needed in processing the papers. You may find or use your personal bank to apply for bank financing.

    Standard rate is applied to all approved loan and takes effect during the time of loan approval. Rates in the Philippines vary from other countries. Philippine banks offer 5, 10, 15 years amortization. Some offers up to 20 years financing, depending on the age of the buyer.

    as per research.. if below 1m imong e loan better go to pagiibig kay daugon jud ka sa rates as compare to the bank rate, or if above 1m bank financing kay magtagbo ra siya sa pagibig rate.. disadvantages sa bank kay advantages sa pagibig and vice versa.

    - bank rates raman jud na mag usab2x whereas sa pagibig deminishing siya, if dako2x na imong nabayad mu based ang rate sa current principal amount sa imong utang,

    - pagibig documentation while processing ang turn around time sa pagibig kay usually 6months pinakadugay then hasol kaayo jud kaayo basta government kuti with worst customer service.. ang sa bank kay maningkamot man jud sila na ma approved ang loan so sa documentations mostly ilaha na jud, muhatag lang ka ug mga details nimu murag credit card application.

    do we have the guarantee nga ang Developer naa pa or buhi pa pilla ka tuig gkan krun? say 20 yrs? basin ma TY ato amortization ba.

    puede naka mag loan sa pag ibig kay ang reqment kay 24m ang minimum number of contri. pag open sa ila website naa ngadto tanan guidline nila. tan awa imo contribution braket ug pila ang max nimo nga ma loan naa na tanan sa web nila nya kon naa naka idea apil ug seminar monday and friday wala man bayad mo adto ra ka didto. maka pangutana ka tanan sa gusto nimo bamibaloan sa fourom portion.

    Nakasuway ko sa pag-ibig dugay lang kaayo na approve kay dili man under ug new subdivision. Personal jud ko nag apply didto. Ok raman pud kay at least na approve man intawn gikaluy-an, mas ganahan lang jud ko nila kay pwede man ka mag advance payments if naa naka extra money nya I think imo advance/extra payments is deducted to your principal although wa pa nuon ko kasuway.

    I'm paying around 5.7k for a 750k loan for 25 years. Wala ko nag 1M kay daku naman ang interest nya, the 750k has 7% interest. I will have it rented and planning to fully pay it in 7-8 years from now, I won't wait for 25years.

    Sa commercial banks, if ganahan nimu e-pay off imong loan they won't like it mag cge lang na sila hangyo not to pre-terminate kay they will lose income.

    Basta do your calculations lang if kaya bah nimu mag bayad an x amount of amortization every month. Ang ato ani kay aron ma ato jud ang property after paying the loan. And if ever we decide to loan again, maayo atong record mas confident ang financial companies na magpa-loan nato kay kabaw man sila na maayo ta mubayad base sa atong records

    pag ibig ko bai kay mas lower ang rate kung below 1m.. pero if above kay sa bank lang ko ky mas secure man ka sa banko gud.
