    ah so naa lagi system in place , i really though it would be just a simple referal and the owner will be the one to tell the story and close, and naa na sa owner if mu hatag sa inyo promise na Gentlemen's agreement if mu dayon.Just like what happened 2yrs ago sa neigbor among lola, naa ko gi refer na buyer sila na nag istorya sa owner ,hehe na close man gi hatagan man ko iyahang promise.

    So in a profesional transaction the broker tanan mu buhat? from finding a buyer to helping process documents and doing the sales talk till closing sa deal? But i think if these is the case naa legal document like a contract with the owner authorizing you a broker to deal his property.

    kindly put concrete evidence on these situations:
    1. kinsa nga mga brokers? (Because ur mentioning mostly...so daghan)
    2. what are the properties that you bought?
    3. how and where did they deceive you?

    If you can't post it here...
    It would seem that your reply is..
    A motherhood statement & allegation coming from somebody who didnt even recognize a broker..
    And didn't even buy a property from a Broker.

    sounds like natandog ang imo ego sa akong gi-sulti bro and I am not sorry for that... but to answer your questions...
    1. I won't name names, mostly naka-ila ra nako sa internet, forums and classifieds most specifically. And yes they posted they license number. Filing complaints w/ DTI will take a hell out of my time. They're not worth it.
    2. acquired 2 subdivision lots already.
    3.
    example-broker1: how : when I asked them about the target of turn-over, mu-ingon dayon "Next Year" after 2 years namong binayad (almost fully paid) wala pa gyud nasugdan ug develop.
    where : during site visits.
    example-broker2: how: tawag-tawagan ka balik, same property ra ang gi-offer.


    I know Real State is a good business pero unta tug-anan ug saktong detalye ang buyer, kung dili sad ginahan ang buyer then why don't you just leave them alone?

    oh! by the way, I'm posting this not because I want to discourage all young enthusiasts whose learning to be a broker but I'm posting to let me aware that there are buyers out there who doesn't like this kind of attitude.
