Yes, DTI would only give you a license as a broker but not as a REALTOR.
(The word REALTOR should be in all caps)
REALTOR is a patented sign/mark owned by the National Association of REALTORS of the United States of America (NAR-USA). By virtue of the rights granted by NAR, it was only the Philippine Association of REALTORS Boards (PAREB) and its local boards who is authorized to use the mark in the country.
In Cebu, there are only 3 boards authorized to use the logo or word REALTOR. The most popular is Cebu REALTORS Board (CEREB). The other 2 are CCBR and MAMAREB.
Affiliation of one of these boards grants you the authority to become a REALTOR.
Attend their membership seminar. Apply for membership. Pay annual PAREB dues. Then your name will be circulated nationwide for 1-2 months to all REALTORS if there are possible contest. If not, you will then be scheduled to take oath as a REALTOR. Pay annual local board dues (aside from he PAREB). Attend monthly meetings. Be a member of any of the committee. Participate in nation-building. Be a responsible REALTOR. If you have violations in the profession, the mark will be taken out from you.
WORKING FULL-TIME IN REAL ESTATE: My First 3 Months
I started in this profession since June 2006. So I'm exactly 3 yrs old in the field.
Unlike most people who made it as a sideline, I was working FULL-TIME in Real Estate since then till now.
What is working full-time means to me?
It means from the time i wake up till the time i'll sleep.. my body & mind is All Real Estate.
And i've been doing this for (365 X 3) days.
Not a single period did i give time to other career or other business.
What is working full-time really means?
It means putting all your bet in RE.
It means your finances, what u can give to ur family are dependent in a miracle sale.
Your time & happiness may oftentimes be dependent on it as well.
That was what i did. That was my choice.
Can u guess what happened when i first came to RE?
It was a total disaster.
I dont have any income for the first 3 months.
And it means i have to go back to my parents asking for at least a fare for work..daily.
Good thing, i was single. If i have my own family then..it would mean hunger for them.
To save up (since im really ashamed to ask from my mother), I walked oftentimes & eat little.
Discouragement after discouragements fell into place. My parents were not happy w/ what im doing.
Oftentimes, my "very conscious" mind would as well lead me to a mindset that this may not be the world for me. I was then in emotional struggle. Also mental. Also physical. I became too underweight.
But something inside me doesn't want to give up.
I like this job very much.
I have freedom.
Which i never experienced in my employment years.
I persisted to continue and "re-strategize" myself....

Sir can i ask what is really the role of a license real estate broker in RE, maybe if your selling your own properties maybe you dont need to go thru them as per common sense . But if your selling somebody else property is that the time you need to go thru a license RE broker? ex if you have found a buyer on somebody else property who is a motivated seller , is it in the law that u have to go thru a broker?

By virtue on the essence of laws of real estate, IT IS ONLY THE LICENSED REAL ESTATE BROKER WHO CAN SELL A REAL ESTATE PRODUCT OR PROPERTY... NOT A LICENSED REAL ESTATE SALESMAN.
It may come as a shock to those who don't know. But yes it is.
Real Estate salesmen (licensed) are only COMMISSIONED by the RE Broker (licensed as well) to transact in behalf of the broker.
The RE BROKER is an institution.
Only sellers should sell. Owners should own.
That should be the correct way. Its about respecting all institutions in the industry.
But u know, sometimes we have greed.
This is only my opinion.
But in legal, actually pwede ang tag-iya ang mobaligya..syempre..
On ur last statement, yes if u are not licensed to sell...don't sell

I just want to share to you my experience in RE... hehehe... this is my first time in this kind of field... First pud nako nga exhibit sa SM last June 12, 2009... I was very shy distributing my leaflets to the people walking around and when someone ask me what is that all about, all i have to do is ask the assistance of those who are near me nga kauban ra pud nako... hehehe... and through that maminaw ko unsa ilang gipang-istoryahan... until kadugayan nakasabot na jud ko...
In the end of the day nawala na akong shyness and im used to distribute now my leaflets to the people... Dili ko dapat maulaw sa akong gibuhat because it is legal and I know in my self that this is a training for me to grow up as the new person... I need those kind of events para mahanas ko sa RE Selling... hehehe...

bitaw, mostly sa akong na-meet nga broker, grabe mubulatik para lang makapalit ka... kulang nalang mubaligyag patay... and why is that? hehehehe... peace.
kana nga klase nga mga broker bro kay mga desperado na kaayo na sila... either naa silay bisyo or dili lang sila kahibalo mopatuyok sa ilang kwarta... meaning, they are financially illiterate... bisan asa nga pangnegosyo bro kung wala kay investment sa imong kaugalingon, lugi gihapon ka... peace bro...
