    Hello everyone.
    Hope someone can give me sound advice of my problem.
    The situation is this: bought land in the province mid 1980’s fm a vendor who inherited this certain parcel of land fm his mama.
    Our solicitor did all the leg work. He did a good job except that he missed to check the archive.
    Imagine my surprise when given this unfortunate news that the original owner’s name, the vendor’s mama, is still listed as owner (in the archive).
    What can I do in this situation?

    u have all the papers in the transaction? keep them and call an attorney..

    how much it will cost me approx to transfer a land title?

    Are you referring to a Title? All you have to do is to ask the seller (vendor) to have an extra judicial settlement of the said lot - attached it to the deed of sale, then process transfer of title after that.

    Is there anything that you are worried about?

    this depends. zonal value or the sale value. whichever is higher. this is for capital gains tax. have it assessed sa BIR.

    dili man siguro kaayo mahal ang pa transfer sa title. pangutana lang didto sa assessors office.

    Try visit ni Atty. Conchito E. Germino, sa Upper Canduman, Mandaue City.

    Mu service ug free consultation about mga legal nga problema. Pero, sa dili paka muadto kinahanglan mag palit kag Banat News barato ra tag 7 rana, kada Friday, kada friday man gud dunay na syay column sa Banat News, sugilanon sa mga problema legal ba. So kung muadto ka, dal-a ang news paper nga napalit nimu pagka friday kay mao ny silbing passport or priority number kung mubisita ka niya. Sure ko matabangan ka didto.

    Ako migo na tabangan na man gud, libre.
