Miscellaneous and transfer fees, mgdepende na sa amount sa property. If sa developer ka ningpalit ug property, 100% justiable na ang fees? why?
Mostly mga dagko na developers, ginamonitor na sila sa BIR, even Real Estate Agents/Brokers gimonitor na gani karon.
inclusion ana is pgtransfer sa title names from its previous owner to yours, real estate tax, document fees...
you can actually check sa BIR if sakto ba ang computation sa imong miscellaneous and transfer fees if doubtful
Transfer tax n doc stamps = 7.5% based on deed of sale amt..
+ other misc expenses = .5%
1.8m x 8% = 144k
This excludes the incidental expenses in processing said transfer, so yes d 172k is justifiable
Note: no vat shud b charged since property is less than 2m
