    Default pls help! buying lot (legal issues)


    guys!


    i need legal advice in buying a lot.


    the lot i'm buying is in bohol. taga cebu jud ko pero ga work ko in bohol. uli2x ko cebu pirmi.
    the owners are here in cebu. (titled lot under couples' names)


    mao ni ako na accomplish so far:
    -certified true copy sa title (also checked the original nya limpyo ang title)
    -certified true copy of tax dec
    -vicinity map
    -certificate of no improvement


    naa mi lawyer didto bohol & here in cebu.


    i asked advice from our lawyer in bohol and he suggested that the payment be made in bohol and the couple should be present to sign "deed of absolute sale" and "acknowledgement receipt" (requirements for transfer of title) para ma dritso na ug notaryo sa lawyer. then maka process na dayon for transfer of title (which we plan to start aftr 2 months since bag.o pami nagpa gawas ug money)


    my questions are:
    -pwede ba mi dri sa cebu mag pirmahay sa deed of sale and acknowlegement receipts? para dli na mu larga ang tag.iya..
    -mu accept raba ang bir ana didto sa bohol? since dri ra sa cebu ang transaction?


    naa koy nakaila nga cya ra nag himo ug deed of absolute sale & acknowledgement receipt unya ang date sa transaction iya ra blank. unya iya radaw ipa notaryo sa lawyer after ni pirma ang tag.iya sa lot pag baligya.


    -mu accept raba diay ang lawyer ug mo notaryo dritso even dli cya present sa binayranay?

    mao sad ako gi huna2x nga pwede ra jud..
    ang akoa lang kay basin maka save ko kung mag himo rako ug deed of sale & acknowledgement receipt then pa notaryo rako dri sa amo lawyer sa cebu. in a way, basin maka hangyo pako sa price sa lot since dli naman ma hasol ug larga2x sa bohol ang mga tag.iya sa lot para mu pirma..

    maorag puwede ra ang transaction sa Cebu,
    with a credible notary public. make sure that the transaction is recorded in their book
    and the location of the record should be stated for future referrences.
    Maorag personal presence of both parties and valid documents i.e original title maoy kinahanglanon.
    Then for the transfer of title adto gyud ka mag-process sa Bohol.

    Pero before doing the deed of sale thingy,
    siguradoha usa kung siya ba gyud ang tag-iya through assesors office kung asa na-locate ang yuta,
    siguradoha pud nga up to date ang buhis ug wala ma-prenda sa bangko. Kinahanglang limpiyo ang
    mga papeles aron walay labad inig transfer na sa imong pangalan.

    Basta deed of sale, d place of notarization wont matter... naay daghan mo notarize dha magallanes...
    As long yur documents are complete (car, tax clearance, etc.) dawat rna ang BIR...

    Correction: i did d-i double notarization, kato seller was manila based, but in yur case since cebu based mo both (assuming pertinent ids presented shows cebu as registered address) then ok ra cebu notary public..

    makakita diay sila sa place if asa magsign? pede man siguro sign sa cebu then panotaryo sa bohol
