Need Expert advice for new build.

Here's the situation:

I have this current set up: Intel G1610, Gigabyte h61 ds2 mobo (no backplate), 4 GB RAM, 500 GB HDD, Generic case.
I have 15k on hand but I just dont know how to start.

What I have in mind:
- Sell the CPU and I have at least a total of 21k for a new rig
or
- use the RAM and HDD and replace the rest of the components.

Ang akong problem sad is since nag upgrade naman lang ko, I dont want to settle for an i3 set up so hopefully i5 na which I dont think will work with my budget.

I can also do AMD FX set up. Di ko ganahan mag APU.

Aaaaaah naglibog ko.. what is the best thing to do? Purpose is for gaming like NBA 2K13/14, Spec ops the Line, COD.. etc.

Any suggestions for a 20k build?

bai for reference, im playing nba 2k14 and performance is OK with my G840 + hd5570 @ 1600x900... there are some wierd jittering on menus though and a little on actual gameplay but nothing significant na maka badtrip sa dula.

i dont know what the rest sa imo components but i'll do suggestions on what u posted..

-since gusto man ka mag i5, your motherboard can handle it. so just upgrade the cpu no need to replace mobo(unless u really have reasons to) ivy is still good.
-add or replace rams. get at least 8GB (2x4GB)
-get a decent videocard. daghan nindot mapalit for 5-6K HD 7850 i think is about that price
-get a decent psu if u dont have one yet.
-rest kaw na bahala what u want.

notes to suggestions "im not so fond of latest tech, only whats necessary sa ako needs"

@werty actually I'm ok raman pud with my mobo.. its just na wala xay backplate. @LadYKilleR8520 malingaw man gud ko sa myplayer option sa NBA hehehe.

Naa mo ma suggest case na worth 2k na with lights effect or is something na mupalit pakog fans just for that?

1) dont change your mobo..
2) upgrade your procie to an i3-3220
3) add a video card - 7770
4) keep the case
5) buy a new PSU..
6) keep the motherboard but upgrade the BIOS so that it can be compatible with IVY bridge procies

thats a 16k upgrade.. dont bother changing the Mobo as it can still power your card well, between the components you have and the new components you will acquire, you will end up with

HDD: 500gb
PSU: Silverstone ST50-ES
GPU:7770 or 7790

in which you would end up having a very decent gaming rig.. sell or keep the PSU and the old procie.. or sell it to me.. if you want that is..
