    Lightbulb Your Expert Opinion's Please.


    Hello Istoryans!!!

    I'm 20 years old, and currently working with a BPO company here in Cebu.

    I've checked my finances and I've been thinking that saving up alone isn't going to help me move forward.
    I'm living alone, parent's are away and am supporting myself. I also study in college, so finance is very measured at all times.

    I am renting as of now, and am really dreaming of owning a property. I don't typically need to have a very big house. Some 20 to 30 sqm house would probably be sufficient achievement for me. I would sure be very proud to be able to build my own house at a young age considering that no one's supporting my college education.

    Here are some thoughts that's bothering me.

    1. I have no idea how to get started. My original plan is NOT TO BUY A PRE-BUILD House as I want the design to be solely my idea. (Yet that may mean more work on my end, so maybe if you guys feel it's best to purchase a pre-build house, please do enlighten me.)
    2. Since originally, I wanted to consider building my own property, I want to purchase a lot first. Some 50sqm lot may do.
    What I am worrying is, how to get started? What are the steps that I should consider in buying a lot? How can I guarantee that I won't end up with bogus sellers.
    3. If I go for buying a house and lot? What do you think is the best way to get started?

    Note: I really have no idea how to give you as much details as I can since if my plan goes to realization, I want to know that I have the enough budget to sustain this purchase.


    Any advice would really be appreciated.

    kayud lang jud maayu, para mas ma abot! og mas madako ang property maangkon nmu..
    ayaw lang kaayu pag dali, pra d mapandol, bata2 pa btaw ta.. hehe

    Hehe murag ana bro. Maybe I would want to get a much bigger house soon. Yet, for the meantime, I want something visible. Do you think it isn't a viable plan bro @kevitzrey;?

    yes bro.. attainable ramn na imu plano ba! basta kugihan lang jud..
    ayaw lang sa pag live-in og chix para mas dali ma atain ang goals, hehe..

    So, OnT: any idea what to do to get started, @kevitzrey

    it seems ur in a hurry, make ur goals into day to day accomplishments. An anology, how do you eat an elephant? You can't eat it at one time, but piece by piece...

    @optimusprime You are right at some point by saying that I am in a hurry.

    My first step is saving up, and I believe my save up will maybe give me a good headstart. This time, I wish to do the next step. Yet, I wanted to be sure that I am doing it right. Sayang sad ako na save up if masayang lang sa failed nga move, diba?

    I've started with subdivided socialized lot and it's size is similar to what's in your mind.
    Location is just fine if my plan is for rental business and other small-scale businesses. (but it's a residential lot)
    The management is not that strict. They didn't impose restriction of building height, floors, design, etc.
    The total contract price is payable for 5 years so didn't feel the monthly installment.

    Things to consider:
    - can you wait for 5 years before it can be turned over to you?
    - most socialized lots are located quite far to your current workplace. How long do you intend to work in a BPO company? What are your plans 5 years, 10 years, ... from now?

    Do not cling too much with the idea of owning a real estate property. Explore and continue to learn first.
    List down the things you want to achieve, has attained and is currently working on.
    --- How attainable is your dream?
    --- Are you ready with it?


    You might want to consider these things first:
    - increasing your cash flow
    - protection (health, life, wealth)
    - investments
    - real estate

    Thanks for your inputs.

    1. Five years? That's quite long but I can surely hold on to it.
    2. BPO company? I do not want to stay for long. But, sure it would not be until after 5 years as I am finishing my college studies now.
    3. 8 Years probably from now -I am going to be a Teacher.
