It's a religious institution. There already was a Franciscan, Benedictine and Dominican Pope but not a Jesuit until Francis.

Religious Orders -- include the Dominicans, Franciscans, Society of Jesus, -- are autonomous religious communities. They are not under the supervision of the local bishop. Most of them are discouraged to aspire for higher Church positions. Only the Pope can appoint them according to level of intellect, orthodoxy, capability, etc.
Diocesan Priests -- They are under the supervision of the local bishop. They serve the bishop and people of a given diocese, or a certain geographical area of the Church.
Religious orders are not bound by the geographical limitation and can move everywhere else where the Pope might assign them. They are usually the missionaries for the Church. Jesuits for example, was responsible for spreading Catholicism in the Americas, China, India, Japan and other hostile territories.
