    Default Need Advice: About Registry of Deeds


    (Mods I'm not sure is this is the correct section but just in-case its not, kindly transfer it to the right section. thanks.)


    Good Day,

    My wife father died years ago, but someone told his wife (mother of my wife) that there are 2 properties her late husband bought when he is still alive and it is registered on one of the branches of the government who handle and keep the records of Registry of Deeds. (don't know what branch of government) and that is as far as I and my mom (my wife's mother) know, we don't have the tittle of the lot and other details of the said properties.

    Is there someone who can help me find what branch of government who handle and keep the records of Registry of Deeds and where it is located?

    Can my wife, younger brother or my mom (mother of my wife) can claim the ownership of the said properties?

    Any advice on what to do in connection to this matter is greatly appreciated.

    If that lot/ property does really exist under the name of your late father-in-law, then your wife's family is the rightful "heredero". You have to indentify which city or location is that so you can go there and inquire sa Registry of Deeds if naa ba gyud ana. You can request for a copy of "Transfer Certificate of Title (TCT)" or if condo "Condominium Certificate ofTitle (CCT)".

    If found na naa gyud, you can request for a provision of a 2nd copy of the TCT or CCT. This will be annotated sa TCT/CCT and the 1st original copy will now be void. But there will be requirements and the process may take some time. Once you have the new copy of TCT/CCT, then pwede na ciya transfer to the "heirs".

    wala man me kabalo kung asa ang location. asa man me pwdy mo request ug "Transfer Certificate of Title (TCT)"?

    general ra kaayo imo info TS. but if you have the resources to spare, visit the following offices:

    1. Assessor's offices basi naay tax dec na issued.
    2. Register of Deeds if naay na issued nga Titulo
    3. LRA in Manila to be sure.

    pero what if napalit and then wala na pa transfer ang ownership? you need some docs TS to prove your claim.

    Aw ug wala gyud mo kahebaw asa na dapita, so meaning possible na non existing diay na! Mura mo nangita ug dagum sa sulod sa sako na bugas hehe.. At least kadtong nagda ana na storya maka pindot siya asa na city/ municipality para didto ninyo subayon.. Otherwise tanan Registry of deeds and assessor (regional) office inyong tagsa tagsa-on hehe.
