    Default condotel


    Is it a good investment? What are the advantages and disadvantages of owning a condotel unit?
    If the unit cost is Php2,000,000 how many years can I profit from the said investment?
    Please give examples of developers that offer good deals if I want to purchase a condotel.

    I'd rather go for a Condominium than a Condotel why?

    Condominium:
    • 100% ownership
    • Philippines has a Condominium Law
    • Fast Appreciation Value
    • 70% Maintenance Free
    • Fast ROI


    Condo-Tel:
    • 60-40 Ownership (60% Developer, 40% Investor)
    • Same Price sa Condominium
    • Philippines don't have a Condo-Tel Law
    • 100% Maintenance Free


    I think Crown Regency is the biggest Condo-tel here in Cebu but i've heard so much negative comments sa ilang management, even ako nka experience kog bati na management sa ilaha.

    Grand Cenia is the newest but grabe na ka delayed ang delivery sa Filinvest there must be a problem sa ilaha.

    Citiscape is the latest na ni open, but don't know if nice ba, bago pa ang developer ana.

    pero napa may daghan sad from big companies.


    There are Developer right now that has a program that operates like a Condo-tel profit sharing will be 80-20 (80% for the Investor and 20% for the Developer) that good thing is that the ownership is still 100% to the investor.

    kanang mga maintenance fees, masabtan ba na nimo before ka mag deposit? or unya na inig human na jud sa building? Kasagaran man gud karon kay pwede na ka mag deposit bisan mao pa lang pag tukod sa building. Basin ma shock ka nlang nga ang maintenance fees grabe ka dako. Plus I think every year mo increase pud ni ang maintenance fees?

    Thank you sa mga ning reply. Sa akng nabasahan ba ky ang 60-40 ky di mn about sa ownership, about mn siya sa profit sharing. I think condotel is a better investment than condominium if the investor does not intend to live in the said unit. Anyone who can give more suggestions? Thanks!

    kanang Condo Dues magstart right after turn over na sa unit, company/developer cannot give the exact condo dues on pre-selling period, estimate rana mahatag nila bro, I think ang condo dues sa mga condominiums sa cebu krn naa sa P50 - P70 /sq.m.

    Kasagaran man gud buyer sa mga condominiums dli kahibaw mangutana, they always listen to what the agents/brokers says they don't ask questions. Mao na inig turn over wla sila kahibaw about move-in fee and condo dues, and baga kaug nawng mo reklamo. Mao na make sure you know everything your getting into.

    I wont argue in sa imung opinion bro, but for me I'll go for condominium...the problem in Condo-tel is 60-40 inyong profit sharing, how about the ownership? ang imu gipalit dha is only rights. and you cannot use the unit anytime you want it, unlike sa condominium. Condominiums and Condo-tel has the same price range, the good thing about condominium is that you know you own the unit 100%, you can use the unit any time you want, ang get 80%-100% of the profit if imu parentahan. And when it comes to kiha-2x mas safer ang condominium because naa man tay Condominium Law.

    mao ba bro, nalibog nalang hinuon ko. wala man gud mi gapuyo sa cebu, moanha mi bakasayon ra. In the future ganahan ko mokuha aning condo specifically for investment jud. lisod man gud kung kami pa mangita sa morent ky wala man mi diha, lisod i-coordinate ug wala sad mi kaila morent pud, basin mabakante dugay ang unit sayang pud. Mahal sad diay ang condo dues, wise investment jud ba kaha ni?

    Thanks kaayo bro. Mao jud ni mahitabo nga dili mabantayan sa uban nga naa d ay mga maintenance fees. Ganahan man pud ko ani nga business pero the same with gnox, wala pud ko sa Cebu Maybe sa sunod nlang while sige pa ug study ani nga business every now and then.

    Donald Trump, Robert Kyosaki, Manny Villar, Ayala's, Henry Sy and many more, wound't be where they are if Real Estate was not a wise Investment...Just Remember bro na Real Estate is a long term & lifetime investment.

    Actually bro daghan pamaagi na parentahan nimu imung condo unit and dli ikaw mo manage. I can reffer you to some companies that have good property management, if interested jud ka.
