1.) they want to command a very high price... if your not very familiar with the FAIR MARKET VALUE of properties, you might be PAYING MORE THAN 25% of the actual value of the property...
2.) they want to hide HIDDEN OBLIGATIONS.. Professional Real Estate brokers will conduct for you DUE DILIGENCE of the property.. we make sure na limpyo (clean) ang titulo.. believe me.. daghan au properties na labad kaau sa ulo para sa owner kay daghan kaau attached gkan sa Korte. so they want na i transfer sa uban ang labad sa ulo...
3.) They are hiding something they know bout the property, but dont want you (the buyer) to find out until its too late..
