    Default about "direct buyer only"


    bro ask lang ko sa mga negosyante diri. unsa may meaning ana for sale for direct buyer only..

    wala jud koy know how about business etc...

    if i wanted to buy a lot or whatever. with the "only direct buyer" thing.. unsay pasabot ana nia..

    pasabot ana kay ikaw mismo ang mupalit sa lot and dili pasabot na mu age pa ug middle man.. so ikaw mismo ang mupalit

    Default ingat sa "direct buyer only"

    im a professional real estate broker.. so i hope i can give you an idea regarding that...

    ill share to you the best of my understanding bout this matter..

    first of all.. pagbantay ani, coz they use it to their BIG advantage

    possible reasons of seller..
    1.) they want to command a very high price... if your not very familiar with the FAIR MARKET VALUE of properties, you might be PAYING MORE THAN 25% of the actual value of the property...

    2.) they want to hide HIDDEN OBLIGATIONS.. Professional Real Estate brokers will conduct for you DUE DILIGENCE of the property.. we make sure na limpyo (clean) ang titulo.. believe me.. daghan au properties na labad kaau sa ulo para sa owner kay daghan kaau attached gkan sa Korte. so they want na i transfer sa uban ang labad sa ulo...

    3.) They are hiding something they know bout the property, but dont want you (the buyer) to find out until its too late..

    3.) They want to have the upper hand on the negotiation... basta wala intermediary, pwede sila maka pagplabi pataas presyo...

    4.)hadlok cla sa commision sa broker.. (brokers are experts, we provide you with all the information you need, and all support services you might also need)

    the purpose of Professional Real Estate Brokers is to make sure na smooth and clean ang transfer sa real estate properties and also to preserve the competetiveness of nearby areas,
    believe me, if they sell too high or too low, madaot ang neighborhood, we call it overspeculation, and tungod ana, mahal na au magdevelop properties

    direct buyer meaning wala na gipa agi ug tao nga silbe mura ug bridge ninu duha..
    if im selling something and i want direct buyers only if you are interested ikaw mismo ang moh palit that particular thing im selling..

    but he is making it look like as if kahinganlan gyud ug broker..

    disadvantages of having a broker
    -dagko ug patong
    -mas moh mahal ang certain nga product
    -if ever ako ang seller niya direct buyer akoa nabaligya.an pwede nako ipatawad ang price kay akoa man madawat ang total amount dili pariha sa naay broker naa pay comision meaning less ra akoa kwarta madawat

    direct buyers and direct sellers are not that bad..
    just make sure papers are clean..

    DIRECT BUYERS Only tags - generally means that the seller would want to have transactions directly to the buyer himself, without the middlemen or real estate practitioners.

    While its up to the owners/sellers on how he wants to have it sold, generally this tag is intended to eliminate brokerage services.

    BECAREFULL OF ILLEGAL (or COLORUM) REAL ESTATE BROKERS

    when using a broker's service first and formost ASK FOR HIS/HER DTI LICENSE

    those illegal practitioners gives legitimate brokers a bad name.

    actually, there are times na mkabarato ang buyer when patabang cya sa broker, and there are times na mas maka ginansya ang seller thru a broker..

    whatever the purpose maybe, its our duty and responsibilty to maintain and improve the country's real estate industry..

    "lisod kaau pataka buy/sell coz they will adversly affect the surrounding neighborhood.. hehe"

    Sakto ang punto ni AmorsoloX. Naay disadvantage naay advantage.

    If nag plan ka mopalit ug yuta nya sweto ka sa documents needed, dapat ikaw mismo ang mo process/negotiations diha naka tawgon ug direct buyer.

    The number 1 reason why owners opt to have direct buyers kay para ilaha tanang kwarta..dli cla gusto naay ka share..
    Nothing bad about that except that it really looks too greedy
    Licensed Real Estate Brokers are the proper institution to handle real estate transactions.

    In the US bai...dli jud pwede ning direct buyers
    Because everybody have the respect for Real Estate practitioners

    Im really happy that the new law on RE makes RE as a college course...
    Then probably people wil have a different outlook on professional RE people.

    To those who would like to have "DIRECT BUYERS" tags..i have a challenge for you:
    1. Do you really know what you are doing?
    2. Are you educated enough to handle real estate documentations?
    3. Do you know what taxes will you pay upon sale of your property?
    4. Do you know w/c govt agency to go for the transfer of ownership in case of sale?
    5. Do you know the fair market value of the property?
    6. Do you know how to create legal documents for the sale?

    Ug mag nosebleed mo ani..ayaw nalang patuga-tuga ug pasolo sa imong sale.
    Leave it to the professionals of the field.
    These are licensed and educated people who knows well what they are doing and could make the transactions easier for you.
