My advice to all agents here is to first read the RESA (Real Estate Service Act) signed last June 2009.
An agent's association is a good thing and I am very supportive of that. However, if you think you can function without the broker, think again. Of course, if you want practice colorum style or TNT without a broker supervising you and securing a license, that's your risk.
As a practicing & licensed broker for 15years, I would like to discourage that strategy. My colleagues/fellow brokers are now determined to weed out unlicensed people selling real estate and they are doing it actively on the net as well.
Unlike before when it was the DTI only who was running after colorums (and you know how efficient government is when it comes to enforcement), this time I believe this is serious as it is the broker associations that are doing the monitoring and policing. Why are they so enthusiastic & determined? The reason is very simple & basic: business. Realtors/Licensed Brokers & Agents see unlicensed people as unfair business competitors who are taking away sales & commissions that should go to people who followed the rules, procedures and invested time and money to get licensed. For every sale/commission earned by an unlicensed salesman, that's money taken away from legitimate licensed people. Hence, you can see the intense motivation to seek out and shut down unlicensed real estate practitioners.
I know a lot of you disagree with things are being done. You may even disagree with the RESA. It's ok, that's what democracy is but as long as it is the law, it will be enforced. I have my own reservations and even objections with the provisions of the law (reserved for another topic) but over all, it is healthy for the industry as well.
I do however, see a lot of opportunities with the RESA for agents & non real estate peoiple who are very cybersavy. Did you know that technology for real estate agents, companies and brokerages is a very very big business in the USA? Realtors (not including those who are non-NAR memebrs) spend about $4Billion dollars in business related technology.
Now here in the Philippines it may be not that big yet, BUT are we going to wait out until it becomes so big that everybody, including the big boys. cashes in? Why not start now and carve a niche?
@Pinkdimensions has the idea and I encourage her to continue. Don't worry if someone doesn't get it yet but then...your market should be targeted to those who get your idea. Do not try to market it to everybody. Market to a niche. Or for a lack of a better term, a clan or tribe...groups of people who share the same ideas. My take is...try to develop an idea or app that would solve people's problems. If you try to use the site to sell real estate then the place is getting crowded and the big boys are muscling in. Try to find a niche...maybe piggy back ride on the big boys until you are ready to clear your own path.
