    kung mag broker ka.. dili pa mo accept new brokers and DTI run.. 4 year course under prc na ang brokerage..

    kung rental ka.. maau kung naa nka property daan.. gamay ra kaau return kung magbayad ka mortgage

    to give you a picture.. if naa ka rental property nga tag 100k ang operating cost monthly (inclusive of all expenses). expect sa imu profit between 15k-30k lang.. kamo nalang proportion ana ha.. and ayaw kalimot sa imu startup cost like renovation.. ang imu startup renovation pa lang mo abot one year or more para mabawi...

    kung gusto mo maau nga real estate business. i advise adto mo sa support services like repair, gardening, cleaning, laundry.. mga ana.. gamay ra investment, dako pa return.. most nga naa real estate biz, mag himo ila own laundry,catering and cleaning services..

    dili baya saun ang real estate. its a complicated matter.. trust me.. ive been there..

    please do your homework before investing on real estate.. as a broker. ive seen lots of very bad real estate investments

    best jud ang real estate, dli lng jud ka mangilad or playing with the papers, kana ra jud, u just hav to convince the buyer that all papers are clean n b honest kay balay baya ni kay if joke ni aw pugot jud ta

    beware lang jud mo sa mga unlicensed real estate brokers.. kay kung magkaunsa2x, tagilid jud mo sa korte ana.. dako raba multa sa magpa broker2x nga wala license... and kung naa mo nailhan, ayaw ninu entertain kay kana nanigbas ra na..

    ur right sir, property man gud, its realy a big case, eventhough license na, mo cheat ghapn, ang sop ana kay u ask his license no. and call hlurb or any govt agency incharge to verify his identity, bayad lng jud kung complete na ang papers, ang worst case ani kay ibaligya balik sa broker ang yuta, d best is irefer jud sa lawyer, 1000 pesos or even 10,000 for legal advice is nothing compared than loosing 100 thousands or idemolish imong balay kay atik ra diay ang broker.

    Mohatag lang ko sa akong experience:

    Ni assume ko sa usa ka balay sa usa ka pag ibig member kay di na sya ganahan mopadayun. Ni ask ko sa developer if pwede ba na, dayun ingon ang developer ok lang man pero di pa na dayun ma transfer ang titulo sa akong name bali igka impas pa daw sa loan mabalhin ug naa daw bayran pag change sa ako from the original owner. ang ilang advice kay adto lang sa attorney dayun pahimo ug deed of sale dayun nagpahimo sad ko ug power of attorney na ako na mopirma, motransact in behaft sa iyahang name. Sa karun ako ang nagbayad sa monthly ammortization pero through his name. Ang advantage lang guro kay direct ko sa owner ni transact so wala kaayo hasol ug kulba.

    i see.. as a licensed broker. mka ingon jud ko naa ka nailhan nga colurom brokers.. while nag study ko sa brokerage, amazed lang ko kay dili jud kamao ang mga lawyers ani.. they only know a small part.. real estate brokerage is a combination of legal,accounting,marketing and engineering.. yes. kamao pud mi magsurvey sa yuta..

    ang nagunit sa regulation sa license sa real estate brokers kay PRC.. yes. kalevel namo CPA n engineers.. hehehe

    yes, in paper sakto lage in all legalities, but it could be an investment disaster in terms of accounting and engineering..

    actually ang tinuod nga brokers, dili mo gunit sa yuta or sa papeles sa yuta.. ang trabaho sa broker is to make sure na hinlo jud ang transaction.. kung naa ka nahibalan nga broker nagbinuang, nya with license, sumbong daun.. dako kaau na nga kaso against sa professional brokers..

    kami mga licensed brokers, or ambot sa uban ha. ako na lang gud.. dapat tarongon jud sa broker ang iya transaction kay ang puhunan sa broker kay ang iya ra jud reputation..
