really If I am agressive I could have them report sa Media para ma aware ang mga tao.. but I still have
lil respect sa tag-iya since starting a business is not easy... extend lang ko sa akong patience ut if dna mkaya...will see what will happen...

THE NATIONAL DEVELOPERS
1. Camella Communities
Assessment:
-this developer is the best as i know in marketing strategies
-highly exposed to its market
-the most "friendliest" financing schemes
-developments are widely distributed in key areas all over Cebu
-but delivery (time & quality) is the common problems of its clients
-handling of client concerns is not that good either
2. Filinvest Land Inc.
Assessment:
-its performance in housing is not good.
-many sales networks are leaving the developer as well
-the only good project i can think of this developer is the Grand Cenia
- may be good in Manila but not in Cebu
-owned by a Cebuano (what an irony!)
3. Sta Lucia Realty & Dev't Corp
Assessment:
-The 1st nat'l developer to reach Cebu
-Pioneers in many sales strategies in real estate sales
-Very aggressive on those old times, but not now
-Lot only developments are usually bought as investments..that's why...
-Some big dev't that they did would look like "ghost-towns"..w/o neighbors
-Construction of houses in their subdivision is too costly w/ so many regulatory fees
-However, personnel handling it have good client care
4. Ayala Land
Assessment:
- Amara is the best residential development there is in Cebu..to date
- i don't know much about their client care or relations to sellers
- but Ayala lives up to its name..where ever they are.
5. RobinsonsLand Inc.
Assessment:
-owned as well by a Cebuano, i don't know why he came back this late for Cebu
-a new-comer in Cebu residential dev't
-its sales network system is still "under construction"
-not good in commission scheme
-im not sure but many seems to see this developer following many steps of Filinvest
-but the locations of its Mactan developments are great!
6. LandCo Pacific
Assessment:
-this developer have a unique identity
-a renowned high-end leisure developer w/ all projects in Luzon
-Monterrazas de Cebu is its 1st outside their territories
-Its strength is in property management
-I don't know if the concern of drainage of MDC is addressed..
-but definitely, Monterrazas de Cebu..once done..would be a crowning jewel of Cebu.
DEVELOPERS Coming From Mindanao
1. Johndorf Ventures
- most admired among all low-cost developers in Cebu
- very friendly to sellers & buyers
- very open to feedbacks
- better quality compared to other renowned low-cost developers
2. DECA Homes
- plagued w/ unprofessional sellers..but there are quite a few people there who are good.
- very selfish sales network policies
- quality is not that good...but they are improving from the worst that i saw
- no strict regulations...this could be good and bad
- because regulations are needed to put all things in order
- but if u want to do things whatever u want, this may be good for you.
-Strength is their location of its new low-cost devts
-They have Talisay now, they have Mandaue & Mactan when most are there in Minglanilla & Liloan
3. Jhoanna Legacy
- plagued w/ controversies...
- on using China materials in construction
- and in not delivering some projects
- i dont know some updates on them now...
Interesting Fact: All these Mindanao-hailed developers are concentrating in low-cost housing
WE are not yet sure w/ regards to the review. If the govt would still have the RE Board Review this Nov..we will push through w/ the review.. If not, the reason behind is the turn-over of the profession to PRC. Which would now require a 4-yr course completion before anybody could take the board exam.Originally Posted by tg2k8

Not many developers are doing developments in challenging rolling terrains in Cebu that offers great sights. Foremost reason on this is the dev't cost w/c is too high compared w/ flat lands.
