    I know Real State is a good business pero unta tug-anan ug saktong detalye ang buyer, kung dili sad ginahan ang buyer then why don't you just leave them alone?

    Case1: The delivery period of properties is not a function of the broker/agent.
    Here are two (2) reasons:
    a. These brokers/agents are briefed by the developers to tell the story. They have asked during the
    training. Its the developer that committed them to tell this and that.. So,mao rapud na
    ila gipanulti.
    b. Why do they should be blamed of the late delivery when he broker only sells and its the developer that
    develops?

    Suggestion: During reservation, ask again the developer of their commitment delivery.
    Bring your lawyer or let them sign something that stipulates their commitment.
    Its your legal ground in case of failures.
    But for goodness sake, never blame the brokers/agents for this.

    Case 2: It's their job. Pasensyahi lang jud na. But there are a lot of ways to stop if you are already annoyed. Be frank and assertive.

    If you just know bro, how great courage they exert to dial that call for you, then you may understand.
    I got lots of calls from agents of various industries. (cars, credit cards, advertising, etc..)
    I answered and talked with them heartily, then they would understand. Mohunong raman.

    Lets try putting ourselves in others, then probably we may understand.
    All it takes in this world is a little understanding.

    Of course this goes to both sides... (hasta pud sa agent side)
    And thanks for sharing your experience.

    1. I won't name names, mostly naka-ila ra nako sa internet, forums and classifieds most specifically. And yes they posted they license number. Filing complaints w/ DTI will take a hell out of my time. They're not worth it.
    2. acquired 2 subdivision lots already.
    I just would like to correct that notion about DTI bro.
    In fairness w/ the agency, this is one of the govt departments w/c i believe is composed mostly of sincere individuals.

    I have already tried them..
    And w/n a month I have revoked three (3) Real Estate practice licenses and nullify it in effect.

    @ last post from cirext: I have nothing against with DTI bro. When a person files a complaint, that means you need to get out of the office (4 hours more or less including traffic) and 50% of your daily income will be slashed out from your salary and they’re not worth it.

    Besides, I don’t like the idea of getting someone suspended because of me.

    COMMON TERMINOLOGIES IN REAL ESTATE & Its Meaning For The Common Mind:

    1. Real Estate- anything that has to do with land.

    2. Real Estate Sales - practice that involves selling of real estate properties and projects of individual owners or developers

    3. Real Estate Developer- an entity (individual/company) which converts raw land into a development.

    4. Raw Land - an undeveloped land

    5. Real Estate Broker - a person legally authorized by law (DTI & HLURB registered) to sell/market real estate properties.

    6. Real Estate Salesman - an extension of the Real Estates Broker, commissioned by the broker himself & authorized by law (DTI & HLURB registered) to sell/market real estate properties.

    7. Condominiums - a "vertical housing" common in congested cities usually bought as second-home for easy living w/n the bustling metropolis.

    8. Housing- a community developed for residential purposes mostly sold as house&lot packages.

    9. Low-Cost Housing - a residential development (house & lot) for low-income class, usually facilitated by Pag-ibig loans, and commonly delivered in forms of bare/unfinished rowhouses and townhouses. Priced in the range of 500T up to 1M. These developments are usually found in the outskirts of the metropolis. Socialized Housing are priced below 500T.

    10. Middle-End Housing - a residential development for mid-income class (most population are OFWs), usually facilitated by bank loans, (others thru Pag-Ibig). Developments are commonly delivered with single-detached homes with a more amenities. Priced in the range of 1.5M to 5M.

    11. High-end Housing- an exclusive residential development with luxurious amenities & high-valued lots priced above 5M.
    Ex.: Amara of Ayala, Monterrazas de Cebu of LandCo, Acacia Place of Primary Homes, Pasadena of
    Camella, Pristina North of Aboitizland

    ask lang ko help mga bro

    I bought a lot 50sqm ng in house financing ko.... at first
    ok ang ilang plang nga byt this time----- mg start na ug trabaho ang area
    ma develop na months come sa gsaaran wala ghapon development
    then wala pa daw ma release ilang loan.... cge nko bayad monthly payment.....
    the wala ghapon cge ra saas so I decided to withdraw........... ng lagot ko
    ky g tagi2x ug uli... mg bayad ko sa monthly on time dyd then kron pa refund ko g tagi2x
    issuehan cheque talbog... then kron naa ko balance... walay klaro when mkuha....
    murag walay klaro nga company..

    Is there an institution that can help me get back mhy money soon.. gsapot nko sa pg ka walayu klaro
    sa developer ipasa2x lang ta then walay klaro nga date....
    kwarta baya na hina guan....
