i really like to try and hit the pot with RE.

im a colledge grad wo never took the board and ended up instead operating a small business
and i dont have much to do anything everyday so i would rather have my sparetime spent in RE.

May i ask where could i possibly take an RE board review? thks

RE Board review is coming this September.
There are two organizations that held this event.
1. Cebu REALTORS Board (CEREB)
2. Nat'l Real Estate Association (NREA)
Ikaw nalang choose bro, which you think is better.

Im part of the Education Committee of CEREB
I also have a good mentor which is in NREA.

guys, im interested in going into this kind or business but the problem is wa ko khibw asa mag start. unsa inyo inputs? they said u need to have a license... unsaon pa acquire ana?

Seek and you shall find.

Don't start with license. You need to be affiliated to a broker before you can get a license.
So that should be the start.
1. Get affiliated with a brokerage/realty firm or a developer.
2. From here, get a DTI license.
3. Before or while doing so, attend seminars - trainings & project knowledge
4. and so on....

My gf is with me in real estate as well. She started at 17 yrs young.
Shes now 20, im 27 now.
Im the CEO in our small company, shes the Accounts Management Officer.

Actually i came in RE by accident. I am a licensed ECE, graduated at USC-TC. Got employed after the board in a well-known American firm w/ 3 buildings in CBP and a mfg plant in MEPZ2 . I guess you know it. Employment was really frustrating. I even took up CISCO to climb the ladder, took up Masteral in CompE.
Ug wala kay kapit, wala pud jud kay padulngan.

But i believe everything is God's plan, if i got the ranks there, I might not be here in RE - the world for me.

Nobody introduces me in real estate. I came with zero knowledge. Nobody in my family is in RE, nobody among my friends knows anything about this. And my connotation with is that its not for the educated...but everything changes when im here.

To those youngsters in RE, share your experiences...

Real Estate Sales profession involves the marketing and/or selling of real estate projects and properties of real estate developers or private entities. Examples are project/subdivision selling, condominium selling, memorial lots selling, brokerage and others. This is the most familiar or common profession in Real Estate since wala ni kaayo capital involved. Plite lang nimo and some minor investments like good clothes ok na.
But if you want to be more advance, you can invest in buying laptops, digital cameras, etc.. Others would even invest in buying a personal car. But its not that necessary. But it could be an edge over others.

The most essential elements lang jud ani is your efforts and attitude towards what you are doing.

Yes, leafletting in mall exhibits is one of the prospecting activities in real estates sales.
In fact, it is one of the top sales generating activity.. though its very expensive.
That's why agents would really grab opportunities like this because oftentimes its given for free on certain realties which have performed for these developers.

i started real estate when im 24 years old after a frustrating 2 years of employment.
..became a real estate broker after 6 months of experience in the field.
..then created a start-up company (under the aid of a developer).
..after my company gained 1 year & 7 months experience, we eventually decided to set foot on our own

..became REALTOR last year, under the rights granted to PAREB-CEREB.
..member of Committee on Education - Cebu REALTORS Board (CEREB)

But im still a student on real estate.
3 years is still an infant to the industry.
Because it's a continuous learning, as what 1 of my mentor told me.

nway we started late 2007, i was 25 then, from a realty company but had a bad experience..so we decided to take the REB exams 2008 and luckily we both passed..proud to say that we had our first M in less than a year just by selling condominium projects yes wala pami nisod og house and lot and rentals till now hehe, hard work lng og dedication and of course discipline..why? lisod kung wala ka halin..dli permanente ang kwarta..so kinanglan jud kahibaw ka financing

we then invested for a service vehicle for tripping our clients..which have been very useful...me and my gf work in tandem by the way..one of our secrets to success

well mingaw jud run bec of the global crisis..but hopefully our savings would go to an investment like we'll run our own apartment and live there while earn than buying a house

So ur specialty is on condominiums. We'll that's quite interesting. Not many are focusing there.
Quite technical. Requires good presentation skills. Client profile are mostly foreigners or big-timers who want to live easily. These are the "invesment-minded" cluster.

And u did it with 5-stars ha? Earning an M in condo-selling in less than a year.. that's real remarkable at ur age bro.. Keep that up!

Lain-lain jud ug specialty ang mga RE practitioners. I love condo-selling but i dont sell that much in condo..heheh

But with Global Crisis, yes condo is really affected because of its clientelle (the foreigners) and its also called a "luxury property." These hard times, most are really tightening their belt.

It might be a signal to try other field of RE if u want to explore.
There are some segments today w/c are still ON even w/ this crisis.

RE rental is good. It offers a stable income.

But agents are not multi-companies. They belong to only one real estate firm.
Their firm is the one accredited to various developers and real estate sellers.

I decided to have this thread here for educational purposes since the RE Section is under the Buy/Sell/Trade..
Which focuses on selling & marketing real estate properties.

That it is not my intention to recruit or convince people to be in my company thru this thread.
This is started and will continue with the intention for pure education on enthusiasts of the RE profession
By sharing my acquired knowledge in my 3yr full-time experience in the field.

WORKING FULL-TIME IN REAL ESTATE: My First 3 Months

I started in this profession since June 2006. So I'm exactly 3 yrs old in the field.
Unlike most people who made it as a sideline, I was working FULL-TIME in Real Estate since then till now.

What is working full-time means to me?
It means from the time i wake up till the time i'll sleep.. my body & mind is All Real Estate.
And i've been doing this for (365 X 3) days.
Not a single period did i give time to other career or other business.


What is working full-time really means?
It means putting all your bet in RE.
It means your finances, what u can give to ur family are dependent in a miracle sale.
Your time & happiness may oftentimes be dependent on it as well.
That was what i did. That was my choice.

Can u guess what happened when i first came to RE?

It was a total disaster.
I dont have any income for the first 3 months.
And it means i have to go back to my parents asking for at least a fare for work..daily.
Good thing, i was single. If i have my own family then..it would mean hunger for them.
To save up (since im really ashamed to ask from my mother), I walked oftentimes & eat little.
Discouragement after discouragements fell into place. My parents were not happy w/ what im doing.
Oftentimes, my "very conscious" mind would as well lead me to a mindset that this may not be the world for me. I was then in emotional struggle. Also mental. Also physical. I became too underweight.

But something inside me doesn't want to give up.
I like this job very much.
I have freedom.
Which i never experienced in my employment years.
I persisted to continue and "re-strategize" myself....
