    Can i ask How can u become a license real estate broker? , what are the detailed pre requisite if i may ask, i understant u need to have a seminar??

    I got some experience in real estate i was task to sell our old lola's house a task nobody really wants because you have to to go and stay in the far away province to come, but being the most able bodied i have no choice.Finding a buyer is a big question mark hanging in my head cause i really dont have any clue were to find one.

    so i started from it's surrounding neighbors and they gave names and more names until i found one that is interested, And the papers works awwts is much more harder lucky for me there is someone in the regisrty of deeds in our province who are kind enough to explain to me like how to get the BIR CAR cause firstly i still have to get the title from DBP bank and the title is still in banks name , and my family where surprise about it when i reported it they thought it is still in my lolas name but the bank is kind enough to have it back as long we pay.while in the process of doing that our lolas neigbor approach me and ask me if i know some one who might wat to buy their vacant lot which is besides in our lolas house,well i just repeated asking the neighbors if they knew someone and i just follow up those names until i found one and he is living not far from the our lolas village. well thats a 2 year old story and yeah while selling our lolas house is hassle for me selling it's neigbors vacant lot is creamy pie for me cause i got my cold cash 7% commision. one thing for sure i learn u must be good tiper or merienda buyer to avoid the long line of red tape because these how it works kay kapoy sige huwat dugay lihok wai gasolina mga tao diri sa pinas.

    5. THE HABIT OF EMOTIONAL CONTROL
    i have previously posted ds as the habit of self-discipline but im changing it to emphasize the general concept. Since self-discipline can be incorporated in control of emotions.
    In real estate, you'll encounter many failures and frustrations, BE READY WITH THIS.
    Im not scaring you off, but i'll tell you there are cases of former & current RE practitioners getting insane.

    Y? They can't handle the emotional pressure.

    You could encounter situations here that is too much for you to handle.
    Not on clients mocking down or giving pressure on you (like as to the call center agents)
    But mostly are on financial aspects.

    Many come in, making the profession as bread & butter... foresaking all other source of their income. Leaning on RE alone as a means to live and to provide their family. As a result, they are pushing themselves. Some already work "half-dead". Without anything in stomach for they don't make any sale for a long period. Some deeply buried sa mga utang sa halos tanang tawo.

    I'm not encouraging this. If u are a family man, do have other sidelines that can give u ur daily bread.
    And practice making out better decisions.. Never decide if u r excited, in anger or in any case where emotions can conquer your deep thinking.

    In RE, nobody can help u except urself.

    6. THE HABIT OF PROFESSIONALISM
    Professionalism is defined as a conduct, aim or quality that characterize a professional person.
    Oftentimes when the pressures are in, when attitude is tested, professionalism would suffer.
    It is and it will always be difficult to maintain the professional outlook of people on us.
    However, we need to deal with this as this is also a measure of how long are we going to stay in the profession.

    Common Reasons on Why Practitioners Lost Their Professional Attitude:
    1. Lost in temperance due to overwheming emotions
    (i.e, too happy, too sad, very angry/annoyed, disappointed/lost)
    2. In great need of immediate financial returns from a sale
    3. Slip-of-tongues due to excitement, fear or lost of focus
    4. Lying/Dishonesty due to:
    - Unknowedgeable / unfamiliar of the project or property
    - Doesn't know how to answer
    - Want to impress / sound all-knowing all the time.
    - fear of losing a client because of the answer seems to be an unpleasant truth.
    - or simply lying is his/her habit.

    7. THE HABIT OF HUMILITY & OF BEING TEACHABLE
    I have already fired several men in my team...
    100% of them are because of their disease called HYDROCEPHALUS ("nidaGKO anG ULO")
    These people are bad eggs to any business organization..
    They have a great potential to destroy the camaraderie of your team.
    Never posses this parasitic attitude.

    Whatever achievements you may achieve, be thankful for it.
    Be thankful for the people that help you achieve it. Never single-hand the honor to yourself.
    Remember that you are not always the best, and there would come better than you.

    Be teachable on new things.. on all things.
    This is the attitude of a winner that would always be a winner.

    8. THE HABIT OF DEPENDENCE UPON GOD
    I don't want to sound religious here because im not.
    I even fall short on this many times.
    But you simply cant deny God.
    And that people who acknowledges Him are achieving more than what they can possibly do by themselves.

    Remember this,
    Every real estate sale is a miracle.
    Every real estate achievement is a blessing.

    y? Consider this...
    How many do you think are real estate buyers in Cebu? Its a bit few..
    And how many do you think are RE practitioners in cebu? Its too many..
    Cebu is a seller's market. Meaning there are more projects than buyers.
    Buyers have too many options. And to think that it will be you among the thousands...isn't it a blessing?
    Aside from that, there are plenty of reasons not to buy than buying this times.

    Consider yourself very fortunate on every sale.
    Im not discouraging you by telling you the profession is very tough.
    Im just telling you to be grateful to the All Powerful that provides you w/ what you have.

    daghan jud au ko questions regarding ani kay wa gyud koy alam. Interested gyud ko sa RE coz people say na once mkahalin lang ka, dako gyud daw ug kita. ganahan gyud ko mu.sud sa field but i don't have anything in my hands right now ( i mean no experience. at all , dunno almost everything bout this)

    padung ko m.swela college, unsa man ang best or possible courses na ako i.take para mka.kuha kog dako na foundation out sa RE? (BA marketing?? or unsa? etc.)

    unsay mga risks involved ani??

    kelangan jud nig capital na dako??

    im very sorry for the delayed reply to this question. i wasnt able to recognize this one.
    anyway, il try to answer it this time

    To become a broker, you need to pass the RE Broker's Board. These are the requirements:
    1. with at least 144 units in college
    2. proof of education (diploma, transcript of records, etc.)
    3. signed application form
    4. 4 pcs. 2 x 2 id photo
    5. attended an RE Board Review

    Unforunately, there is no RE Course as of the moment.
    But good news!.. There will have soon..
    A Senate bill had been passed already that turn-overs the profession into the hands of PRC.
    Making it a 4-year course in the future.
    As of the moment, there are many fields closely related to RE.
    These are Law, Business Management, Accountancy, Marketing... even Architecture & Civil Engineering.
    But you know what? Whatever is your course, if you have the drive and the natural skill to learn, everything would be possible.

    On risks, of course everything you do is risky.
    It depends on what RE field are you into.
    But the RE sales profession is not risky.
    In fact, you could even start w/o a financial capital.

    For people who would want to be in RE Development & Construction..
    Kani maoy medjo naa nay risk..
    But the tougher the challenge is, the better you should be.

    Real Estate Sales profession involves the marketing and/or selling of real estate projects and properties of real estate developers or private entities. Examples are project/subdivision selling, condominium selling, memorial lots selling, brokerage and others. This is the most familiar or common profession in Real Estate since wala ni kaayo capital involved. Plite lang nimo and some minor investments like good clothes ok na.
    But if you want to be more advance, you can invest in buying laptops, digital cameras, etc.. Others would even invest in buying a personal car. But its not that necessary. But it could be an edge over others.

    The most essential elements lang jud ani is your efforts and attitude towards what you are doing.

    oh big thanks for the info Sir Cirext

    i really like to try and hit the pot with RE.

    im a colledge grad wo never took the board and ended up instead operating a small business
    and i dont have much to do anything everyday so i would rather have my sparetime spent in RE.

    May i ask where could i possibly take an RE board review? thks
