    I go for the house n lot, spending wise and for investment also.
    The lot price keeps on going every year, it wont go down plus the well mentained house what can you ask for?

    Technically, a condominium is the whole collection of individual home units along with the land upon which they sit. Condominium units are individually owned and the common areas, such as hallways and recreational facilities, are jointly owned by all the unit owners in the building.

    Most condo units nowadays cost less than a house and lot property. Condo units also come with optional parking spaces, gardens, Yes you can have your own garden, extensions? could be if you'll buy the next unit to yours.

    It's not "mas daghang bayranan" only + 1 for the monthly condo association fees of 40-50 pesos per square meter, which is inclusive of the condo and facilities maintenance, the security etc.

    The depreciation or appreciation would really depend on how far your property is situated from the prime locations in an area. You can notice the nearer the properties to the commercial/recreation areas, the higher the value their properties rise. Condominiums are mostly located within those areas and would mean more tenants.

    The good thing about condos, in terms of business, condotels for example, if you want to rent out your unit the only thing that you will do is get your share on the revenue generated by the hotel management which can be transferred to you bank account automatically even if you are abroad. You won't have to worry about the maintenance of your unit because it will be covered by the hotel operations. Unlike if it is your house, you have to look for it once i a while for maintenance and fix the damages yourself not to mention the hassle of getting the payment of your tenants.

    House and Lot:

    This type of abode generally offers more "breathable" and bigger areas, spacious rooms, gardens, more space for pets, and space for more expansive communities. Higher social interaction among neighbors is achievable. Such communities, like subdivisions, can accommodate more parking areas, offer additional functional areas, and generally offer a cleaner environment.

    House and lots offer space for bigger families. In general, house and lot owners are middle aged with at least three children. Real estate developers say that the number one advantage of owning a house and lot is its large contiguous property. A house and lot owner can be assured of large open spaces and a low-density community. Investing in a house and lot also means the family can enjoy modern community amenities such as swimming pools, children's playground, and function rooms for all occasions. Flexibility also makes it possible to convert your house from a primary residence into a vacation house.

    Unless a village is located near central business districts, distance and travel time (for those living in houses and lots) is a drawback. Higher fuel prices mean more fuel and household expenses. This could also mean house owners would be relatively far from places of interest such as hospitals, malls, and schools.

    Condominium:

    Condominium units in major urban centers, on the other hand, are best suited for today's fast-paced lifestyles. Condominium users are usually single or young couples starting their families, or typical middle-level executives with less time in their hands for commuting or driving. They would prefer to be near their work or places of interest. For practicality's sake, the tremendous growth of the middle market and given the expensive land as well as the perennial traffic in the metropolis, a condominium unit offers a practical solution. A well-developed condominium also means enjoying a menu of integrated services: higher level of security round the clock, exceptional facilities management, concierge or housekeeping services, better appreciation on investment, and faster turnover on sales or rentals.

    Smaller condominium units make living more affordable for young urban employees. Many units are already furnished for hassle free move-ins. Most city dwellers do not have the time to monitor construction and renovation of their units. Condominiums allow them the convenience of moving in to pre-finished units that suit their tastes and budget. In addition, condominiums are easier to clean and maintain.

    There is a growing market of young employees and professionals who choose to move out of their parents' homes. These people would benefit from the convenience and security offered by condominium units.

    But, again, for the bigger family, living in a house and lot may be the wiser choice.

    That is why you should choose the right developer for the right investment . Choose that developer who have a solid reputable career, a worthy investment, and can deliver the project as commited.

    A very good information: Cebu= no fault lines. The earthquake that this wondeful city experience are just aftershocks .

    And when it comes to 15-minute earthquakes, i think nobody is safe... not even living in a house and lot

    hehe..hi-tech naman ta ron..naa sad mga advances sa construction technology..nya strict mansad ang mga ciudad esp re fire exit implementations sa mga condos. Maybe someday or even today esp sa mga new condo projects, di na mahadlok si bluefairy.

    if u have a family already i suggest house and lot, if your just leave outside cebu or phil., its gud if you buy condo,.... for this reason u can leave your home cus theirs a 24 hrs security but though you paid them but less compare to a personal guard....

    I think it depends on how many people are going to live in it and what you will use it for..
    If nag-iisa ka lang, a condo is most suitable as it gives you the benefit of owning your own home, with none of the maintenance worries.

    If marami ang makikitira, it's better to own a house and lot to share the space...and the maintenance responsibilities..

    Conveniente ang condo pero mas cost-saving at may provacy if you own a house and lot.
