From here swerte mo pag nakuha mo in one week. By experience, pinakamatagal na dapat ang 3 months kung clean ang title ng lupa. Note that you should not give the new title to the buyer unless FULLY PAID na.

    Quick tip: If the Vendee (Buyer) is paying the Cap Gains, don't put that on the Deed of Sale, otherwise you'll be paying more Cap Gains tax than normal. Just keep it silent.

    Anyway, just make sure to present all the legal 'statutory land valuations' documents to the right govt agency and everything will be alright. Assuming all needed documents are compiled and approved by a property lawyer and have been delivered to, you will receive the declaration and title in less than 5 months.

    But all this is true if the said property is under private tutelage only - free of/from commerce. It means it is coming from a single proprietorship or family owned, income-less parcel of land and, most importantly, MONEY. As per experience, money dictates everything.

    syempre certificate of title, then ipa survey dayun nimo, ang kanang price sa tag-iya nana, if kung duol ka sa mga malls or main road mahal jud na cya, then e secure jud ang deed of sale, then depende nana sa inyu sabot sa tag-iya if 50% down payment then ang full inig ma transfer na imong name sa title, pwede ra ka pabuhat og docs para ana.

    Consider also the location of the lot you're interested with. Is the place livable or profitable for a real estate investment? There are many things to consider before taking a final decision. Be careful po muna. Good luck
