If ready na ang buyer (assuming na nacheck na nila ang authencity sa title ug kung updates ba ilang taxes, this may take a week); first, kinahanglan ninyo ang usa ka lawyer para siya ang maghimo ug Deed of Sale or Contract to Sell whichever apply. Sa stage na ito, magkakaroon kayo ng agreement as to the mode of payments, who will pay the Capital gain tax which is by the way is seller's obligation but depende sa usapan. Usually, if magawa na ang contract, depende sa agreement, pwedeng magbayad na ang buyer ng deposit or equity (depende sa usapan at naka stipulate sa contract )to seal the deal. After which, whoever is to pay the capital gains tax should pay na sa BIR to get what we call CAR which means Certificate of Authority to Register; this may take a week to three months the most para makuha. This CAR is a requirement, including the tax clearance certificate plus yung contract then the title of the property to transfer the title sa buyer's name at ang mga ito ay isusubmit sa Registry of Deeds. From here swerte mo pag nakuha mo in one week. By experience, pinakamatagal na dapat ang 3 months kung clean ang title ng lupa. Note that you should not give the new title to the buyer unless FULLY PAID na.
Quick tip: If the Vendee (Buyer) is paying the Cap Gains, don't put that on the Deed of Sale, otherwise you'll be paying more Cap Gains tax than normal. Just keep it silent.

Anyway, just make sure to present all the legal 'statutory land valuations' documents to the right govt agency and everything will be alright. Assuming all needed documents are compiled and approved by a property lawyer and have been delivered to, you will receive the declaration and title in less than 5 months.
But all this is true if the said property is under private tutelage only - free of/from commerce. It means it is coming from a single proprietorship or family owned, income-less parcel of land and, most importantly, MONEY. As per experience, money dictates everything.

syempre certificate of title, then ipa survey dayun nimo, ang kanang price sa tag-iya nana, if kung duol ka sa mga malls or main road mahal jud na cya, then e secure jud ang deed of sale, then depende nana sa inyu sabot sa tag-iya if 50% down payment then ang full inig ma transfer na imong name sa title, pwede ra ka pabuhat og docs para ana.
