    I think ang cedula magamit ra inig pabuhat sa deed of sale. Then pwde ra na makuha nmu in behalf of the seller basta kabalo lng ka sa iyang bdate, address and etc.

    - secure certified true copy of the latest Tax Declaration issued by the Local Assessor's Office for land and improvements applicable to the taxable transaction

    4. BIR
    - pa compute for taxes. It will be based on whichever is higher: Total Contract Price sa Deed of Sale, Market Value or Zonal Value
    a. Documentary Stamp
    - deadline of payment is every 5th of the month
    b. Capital Gains Tax
    - deadline is 30 days from the notarial date of deed of sale
    Requirements:
    - TIN of Seller and Buyer
    - Notarized Deed of Absolute Sale/ Document of Transfer
    - Certified True Copy of the latest Tax Declaration
    - Certification from the Assessor's Office that the tax dec presented is still existing and no new assessment or revision has been made up to present
    - Original Certified True Copy of Transfer Certificates of Title (TCT), Condominium Certificate of title (CTC), Original Certificate of Title (OCT)
    - Certificate of No Improvement issued by the Assessor's Office, if applicable
    - Valid IDs (bring original for presentation and 2 photocopies) of the processor (need SPA if not the Seller or Buyer)
    - Acknowledgment Receipt
    - History of Ownership of the Property/ies sold or TRACER
    - Official Receipt issued by the Notary Public/Lawyer notarizing the documents presented
    - Official Receipt/ Deposit Slip for this purpose and duly validated "return" as proof of payment
    - P100.00 certification fee and P15.00 documentary stamps issued by the BIR cashier
    - Location Pla/Vicinity Map if zonal value cannot be readily determined from the documents submitted

    Note:
    a. All documents must be in 3 copies (1 original and 2 photocopies)
    b. Both Seller and Buyer have TIN duly checked by the Registration Section, BIR.
    c. Capital Gains Tax Return (1706) and Documentary Stamp Tax Return (2000 OT) must be filled up completely.
    d. All government Official Receipts issued in relation to the certified true copies requested must be attached in 3 copies. (1 orig and 2 photocopies).

    wa raba ko kabalo sir.
    mga 6 months to 1 year (kapin) siguro i-allot pra makuha ang title under new owner. mag depende sad gyud if complete requirements then wai sayop2x. mao common scenario didto, daghan sige balik2x kay daghan sayop or kuwang. if computation ang sayop, katong ni compute jud imong pangitaon so wait pa maka timing if on duty siya.

    another i-consider especially transfer thru inheritance kay tarongon gyud pag bahin if unsa gi stipulate sa Last Will. if daghan lots then equal share, each lot ang pag compute sa BIR while sa Assessor's mo sugot nga by lot. imp't sa BIR kay masangit ra gihapon. pwede ra mag equal share of all lots then transfer thru donation napud. tanan lots imong kuhaan og requirementss, dili imong portion if by lot pag bahin (if mao gusto sa heirs). if ang naka stipulate daan sa Last Will kay by lots, mas sayon ra.
    Likewise, if buying real estate properties, i-check ni daan if pamana and wala pa na divide.


    so far, 1 month kapin sa bank and another 1 month for cancellation of annotation.... wala pa gyud ni start for transfer title.
    pwede rapud unta i-dungan ang cancellation of annotation sa pag transfer title if naa na ang notarized deed of sale and nalihok napud ang uban.

    Naa man gd impt lakaw for 2 months mao dili ka process dha daun sa uban.
    Naa ba kaha penalty if inani.

    Kalimot naman ko sir.. Naa mantoy na mention attorney namo na kinhanglan iprocess ang bir man guro to 1 month after ma signnan ang deed of sale.. Kon di ma process dayon ma penalty ka.. Magbayad ka kada adlaw man guro.. Basin sayop ko kabahin ani sir kay dugay dugay naman gis to 7 months kalimot nako.. Im sure nay maka comment dini kabahin saimo pangutana...
