actually, what we have in mind is a 2-storey house with a roof deck. 4 rooms total consisting of 2 rooms ground flr (1 master and 1 maid quarter) and 2 regular rooms at the second floor.

@Devian It looks like your lot is too small bro and you have a box design. What is the dimension? By the way, a roofdeck contributes to the floor area. Say you have a 3mx7m ground floor (21sqm) , if that is 2 storey with roofdeck, the total floor area is 21sqm x 3 = 63sqm.

I have a 110sqm lot --- 10x11.
