    Default Real Estate Brokerage Fee


    Naa lang ko question about broker's fee ba sa real estates.

    If magpalit ka ug house and lot through a broker. Pila kaha ang commission sa broker ana?

    10% man siguro na ilaha ana boss

    Depende ra na sa sabot. Dili mana fixed. Usually, ang seller mo bayad ana sa commission.

    Ang akong nahibaw an basing ra pud sa akong na storya nga mga kaila nga naa dha mag standby2 sa SM kay 10% of the whole amount. No idea if ang seller mo bayad sa commission kay sila ang company man mo hatag sa ilang part, maong sigi jud pamugos kuha house and lot or condo sa mga ofw

    10% estimate magasto sa seller for the transfer of title, doc stamp, etc.
    lesser ang commission unless both seller and buyer mohatag sa commission.

    So apart from anang listing price, lahi pa diay ang commission ana nga kuhaon sa broker?
    Then lahi pa pud ang
    Transfer of Title
    Documentary Stamp Tax
    ug uban pang mga bayranan?

    Hmmm,
    uu, in-ana ang standard pero depende mana sa sabot.
    bale, contract price less all the fees, mao nlng na imong net ma receive.
    pero naa sai situation nga muana ang seller mao ni akong ganahan makuha net.
    so, ang broker/agent na ang mo compute pra patungan.

    So bali if moingon ang selling price is 1million, dili pa gyud diay na tanan ang mabayran sa buyer?
    Pila kaha ang mabayran sa buyer ana sis? Pila kaha ka percent ang ipuno pa?

    ay, 1M gyud bayran sa buyer.

    Seller will receive 1M from buyer
    Pero mogasto pasad sa broker's fee, lawyer's fee, transfer fees, taxes,...

    Summary:
    If pila ang contract price, mao gyud na ang bayran.
    kanang mga bayranan like broker's fee, lawyer's fee, transer fees, taxes, etc kay ideally under sa Seller's expense nana siya pero depende raman gyud na sa sabot.
    If unsa inyo na negotiate, i-stipulate lang sa inyo contract.
