Every deal you need a deed of sale right?... ---> depends, usually if you pay in lump sum then no problem, signing dayun of the Deed of Absolute Sale. But if installment, usually what happens, Contract of sale ra, until you have fully paid your installments, then thats the time mag sign na ug deed of absolute sale. This is the document that transfers the ownership from the seller to the buyer. Make sure if u have fully paid all your obligations, you get a deed of Sale. After ana, you go to the BIR, Register of deeds, city assessor, etc, to pay taxes and fees and to transfer the name. Just make sure you get a Transfer of the Condominium Certificate of Title to register your right being a new owner.

With regards to the duration of ownership, its existence or term of the said corporation shall be coterminous with the duration of the subdivision projects. A developer of a condominium has to make a condominium corporation and its owners are also its stockholders..Since its existence is co-terminus to the existence of the corporation, it will be governed by the corporation code of the Philippines. a corporation can exist for 50 years and then renewable for another 50 years. So owning a condominium might not give you peace of mind since it will be governed by the stockholders of the condominium corporation. The stockholders are also the unit owners and its existence might be limited. Its different if you really own a land and you have your house on it since there is no third party who can limit your acts of ownership.
In addition nganong 99 years ra ang ownership sa condo, is because the building itself is only designed to last for 99 years ... walay building dili madugta, kung karaan na kaayo na its structural integrity will be in question.Originally Posted by gilles

Maayo lang na siya paliton during pre-selling then ibaligya inig saka sa price or ipa-rent para makabawi sa investment.
