    mga pila kha investment mag-buy, develop and sell dah kana pra sa small time investors, hehe... yes, daghan kaayo factors i.consider and that affects the price.

    if the terrain is medyo sloping, lisud ba na ibaligya? or unsa much better buhaton, ibaligya nlng the bare lot or naa pai chance ipa.develop and sell? di kha dako kayo gasto pa develop anang di patag? like what mrx412 mentioned, " Isa sa akong naobserve sa mga Cebuanos kay "value for your money" jd kaayo sila."(buyer's side) In like manner, di jud lalim magpagawas ug kwarta unya mahimo ra diay dead investment(for the seller's side).

    nag-try ko open sa zonal value on certain locations pero unfortunately di mka-read ug zip file... =(

    Another factor bro is to choose your market. Since sloping mana naa na sa mountain area dapit?..Kasagaran mo-buy ana kay mga foreigners married to a Filipina. Mas mahal ang cost sa pagconstruct sa house if sloping kay imong iconsider ang foundation ana, ang quality sa yuta kay lisod na maglandslide, cost sa materials gamiton, etc..You must have your own architect and engineer ana kay part of the team pd na sila. Ask pd sa developer sa subdivision kung asa imong lot kung unsa mga restrictions sa pagpaconstruct sa house kay basin pataka raka construct then naa ka gilabag nga restrictions nila like sa height sa house and cost sa house dli dapat below 2M ang cost. Those are some of the factors.

    If first time nimo maglisod jd ka but if magka-dugay kay dali na lang jd. If gusto ka mosud ani dapat naa ka capital jd pd kay nindot man ni nga business pero imo jd pd gastohan.

    Dha nimo makita if pila n ang zonal value sa property. Actually, this is just one of the basis para mahibaw-an nimo ang price sa isa ka-lugar. If pangit ang house then situated in a very nice location for sure halinon kaayo na. Ang mopalit ana mga investors kay ilang i-improve ug panindoton then baligya in a higher price. Ana rana dula2x sa real estate..hehehe

    2. Reasonable Price- Isa sa akong naobserve sa mga Cebuanos kay "value for your money" jd kaayo sila. Di sila mopagawas ug kwarta basta tan-aw nila mahal ra jd or mohangyo pa jd ug discount bisan ok na ang price. Di lang siguro mga Cebuanos but most of the Pinoys jd cguro..hehehe.. Dapat worth it jd ang price para sa client. Kay bisan "last price" na gani imo isulti kay mangutana pa jd ug another last price. Ingana ang Pinoy..hehehe..Dili pd dali mahalin kung mahal kay kasagaran maka-afford ana mga OFW ra ug dli mga nagwork lang dri sa Pinas kay of course ang nagwork abroad daku man conversion sa Dollar money nila..hehehe..Mao na reason btaw nga ang mga nagwork ra dri sa Cebu kasagaran nila ma-afford kay mga low cost housing..

    3. Quality of the Property- Dapat nice pd ang house kay unsaon pagkahalin if di man lang gani livable or wala man lang ka-sense nga feel at home, dba?. Dapat interior design wise and also ang sa gawas pd. Make the client feel nga when they get home mawala ilang stress upon reaching their house...hehehe..Like they said "there's no place like home!"..ehehehe..

    4. Market the Property through Agents and Brokers- This is one of your team and your real estate partner. Sila ang momarket sa imong property so take good care of them kay if maayo ka nila no doubt isa sila sa makapadatu nimo kay kung pinangga nimo sila like giving them incentives aside from the usual 5% commission kay maganahan na sila momarket sa imong property and for sure mag-ask pa na basin naa paka lain property ipabaligya kay huroton nila halin. The more you give to them the more you will receive also. Its just a matter of give and take. Mao ni wala kasagaran sa mga developer dili nila atimanon usually mga brokers and agents so what happen?
