Honestly, am clueless to real property ownership in the PI. I didn’t know that there are diff types of land titles.
I bought the lot in good faith. My atty handled the sales (he was a retired city/prov assessor’s offc emplye, passed away sometimes ago);
My late atty handed me the ff docs :
Receipts > Tax based on the sale issued fm the treasury capitol cebu - xxx amt; Tax clearance issued by town treasury where the lot located - xxx amt &
Real property tax - xxx amt
Deed of the confirmation of Sales, sgnd by Vendor & duly notarized
Tax clearance certificate fm vendor
Lastly, tax declaration certificate.
Walay pa ni masurvey and yuta sapagkakaron.
These docs abi nako land title na ni....hehehe

"Deed of the confirmation of Sales" --- is this the same as Deed of Sale?
I would like to know what bothers you right now with regards to this.
Qs:
1. How many legal heirs of that said lot? pila man ka mga igsoon or pila man ka buok anak sa tag-iya atong yutaa.
2. Conjugal property ba na siya or inherited sad sa iyang mama. And pila man sila ka buok dapat mag bahin ana?
3. kung daghan sila, naa bay extra judicial settlement among the heirs?
about survey, wala man na problema kay naa man naka state na mga boundaries diha sa deed of sale kung asa dapit located ang imong parcel na napalit. So far, wala pa may nakita na problema. So I think first step is to go to the registry of deeds and ask for the guidelines/requirements/steps how to take that parcel of land and transfer to your ownership. from there, you could evaluate what potential problems you'll encounter along the way.

I understand. It's typical here in provinces. It's advantageous that there are people who knew the transaction (the sell transaction). Legally, it could contribute - "it's called Public Knowledge".
For now, I think you need to clarify things. Know whose name is that in the Archive and what document is that. And clarify what they meant by Archive. Usually, when a public documents were superseded, it will be filed in an Archive. We have here Bureau of Archives. All legal documents are there, including the copy of the one's you have there, if it was notarized.
Secondly, please clarify what documents you are referring when you say "ug akoang pangalan ang nakalista sa ubang registration." what registration documents? your representatives here needs to clarify all these so that we will have a clear understanding of your case.
