budget: 700k max
usable floor area: 40-45 sq. m.
1 storey, detached
4 rooms in all: 1 bedroom, 1 T&B, 1 service area and 1 living room / kitchen

Try Emery Homes, TS. I'm not in anyway connected with them, but I noticed their post somewhere in the buy-and-sell thread. They construct houses on your own lot and also take care of the paperwork. I think they're active in Istorya.
