    Cebu Holdings keeps mum on plans at SRP

    AYALA-led Cebu Holdings Inc. (CHI) is not closing its doors to the possibility of putting up a mall at the South Reclamation Project (SRP).

    “We are always on the look out for opportunities,” CHI chief operating officer Francis Monera told a press conference at the Cebu City Marriott Hotel last Friday.

    In a separate interview, Cebu Investment Promotions Center (CIPC) managing director Joel Mari Yu said CHI, operator-owner of Ayala Center Cebu, has proposed a joint venture with the Cebu City Government for the construction and operation of a mall on a five-hectare lot at the SRP.

    The mall’s concept is similar to the Market! Market! in Fort Bonifacio.

    The arrangement for the joint-venture would be that CHI will build and operate the establishment rent-free. Both entities will share the profit.

    “The proposal is good but the City wants to earn a certain amount (regularly) and not just depend on whether the company gains from its operations,” Yu said.

    Monera neither denied nor confirmed Yu’s statements.

    Meanwhile, Yu said the City has already approved Visayan Electric Co. as the distributor of electricity at the SRP.

    “Veco will provide power at the SRP. But it will have to pay the City concessionnaire’s fee since the City owns the franchise,” he said. (JBN)

    CIPC says CHI plans mall at SRP

    Cebu Holdings Inc. (CHI) is reportedly looking at the possibility of building another commercial establishment that will be designed like the Market! Market! Shopping mall in Manila at the South Road Properties (SRP).

    SRP marketing arm, Cebu Investment and Promotion Center (CIPC) managing director Joel Mari S. Yu said that the Ayala group, through the CHI has signified interest to get a lot that is at least five hectares big at the 300-hectare SRP to build another Market!Market! Mall in Cebu.

    However, CHI officials have not confirmed nor denied Yu's statement, saying the company will just announce its detailed plans on the interest of investing a project at SRP in due time.

    CHI chief operating officer (COO) Francis O. Monera said that because CHI is a publicly listed company, it can't prematurely announce any plan that is not considered final yet.

    However, Monera has not denied CIPC's announcement, nor confirmed it.

    On the other hand, CHI chairman of the board Jaime I. Ayala said the company has continuously in look out for potential properties around Cebu, for further investments.

    "As a major player in real estate development in Cebu, we are on a constant look out for possible projects," Ayala said during his recent visit to Cebu.

    "We can not just announce something major. Surely, we are expanding in Cebu, as growth trends are more pronounced. But we can not also get too far what the market can do," Ayala said.

    CHI's first shopping mall in Cebu, Ayala Center, is due for a multi-million expansion with the construction of a three-story annex mall.

    Ground breaking of the mall expansion is reportedly set on June 30.


    According to Ayala, Cebu strong tourism, its ability to attract more Business Process Outsourcing (BPO) companies like call center firms, are driving the tremendous growth for retail business, as well as residential demands.

    Ayala mentioned that CHI will also build more subdivisions, more projects at their existing properties, like the Cebu Business Park (CBP), and Cebu Asia Town IT Park.

    An elaborate P800 thousand to P1 billion investment for ACC's expansion project has already been started at the improve the Ayala Center's set up, to make it not just a shopping destination, but an all-in-one facility combining, shopping, leisure, and entertainment.

    Huge transformation will be constructed in the ACC's back entrance going to Cebu City Marriott Hotel, which currently called the "Lagoon". Another 20,000 square-meter area will be made available to prospective tenants.

    For landscaping alone, CHI will spend about P27 million.

    "We make sure that the design will be uniquely Cebuano. We spent a lot of money in studying the Cebuano market, and now we are ready to offer a facility that showcases the true Cebuano flavor," said CHI president Rene D. Almendras in an earlier interview.

    The brand Ayala Malls includes the operation of Glorieta, Greenbelt, Alabang Town Center, Market! Market!, and Ayala Center Cebu.

    Capitol discovers prime lot, compels Tesda to move out

    The Cebu Provincial Government scored again in its move to recover prime lots, as the Technical Education Skills Authority (Tesda) agreed to vacate a 1.9-hectare area beside Waterfront Cebu City Hotel in Lahug.

    It was an accident that the Capitol learned of its commercial property there, Gov. Gwendolyn Garcia told Sun.Star Cebu. She said the Waterfront Hotel wanted to make an expansion that will affect Tesda, and Tesda informed the hotel management that the lot was donated by the Capitol, so they would have to ask for permission from the Province.

    But during the meeting where the Waterfront presented its proposal, Garcia learned of the defects in the donation from the documents that Tesda officials brought with them.

    Wha??!? Capitol donated the lot and wants to take it back? hatag bawi bungi.... that's not right...

    that document posted earlier was incomplete. please refer to the text (excerpt) below that explains why capitol is claiming it back.

    It turned out that the lot was donated to the then National Manpower and Youth Council (NMYC). The deed of donation did not speak of Tesda, and was specific that the property automatically reverts to the Province in the event that NMYC is abolished, with no mention of NMYC’s successors in interest.
