I think you need to execute a deed of donation instead of quitclaims
for me, I think a quitclaim is a kind of waiver that you voluntarily declare that you don't have anymore claims from the other party or parties. you have withdrawn your right for any claims you might have from them including your heirs.
for real properties, I think a quitclaim is not the right document to execute.

Quitclaims, from what I know, is more commonly applied to employees who sign this document saying that they have already received whatever it is due to them from the company/firm they are leaving and that they will not anymore file for any other claims in the future.
I believe @blackjack is correct that it is more appropriate to execute a deed of donation instead and have these notarized.
Still, better if you consult a lawyer...
