Pasabot ana bai na inig human nimo ug tukod sa imo balay makadawat kag demolition order kai gub-on na imong balai...Ayaw anang waiver bai, title gyud. Asa ka makakita ug bank or loan agency na modawat ug waiver instead of lot title? Mao na imong basehan bai.
ay title gyud na walang sabit....double check sa register of deeds na walang encumbrances...in other words...wala ba ni nagamit for a loan...or whatever.
kung dili titled...hala eh lisod gyud. bahala ka lang kung pa dayon ka....forewarned is forearmed...
bro are you buying a land? pls pm meOriginally Posted by wikitoy
what's the difference man sad between a title and a declaration of real property? ok ra na ang declaration?
tax declaration murag sila ang nag occupy and pay sa property tax but they don't have the title to the property might be due to a lot of factors. usually basta naay tax dec kay alienable ang land meaning pwede i occupy and imo ani kay ang pag convert na lang from tax dec to title. Mas taas ang process and so mas dako ug gasto ang pag transfer sa tax dec to title to your name kontra sa pag transfer to title. As long as nisalig ka og kaila gyud ka sa owner/holder sa tax dec pwede ra man pero mas hassle lang lagi. Para lesser imong risk(bisan title naa pa man gani ma fake, how much more sa tax dec) kay pay a downpayment sa property which you are comfortable with then imong ingnon nga ang balance is after mahuman na ug transfer and convert to title.
thanks au for your explanation...at least, now mas aware ko!
