that depends if the keywords or it's potential is really that lucrative. it also depends to what site you're selling that site. at digital forums, most niche w/o the PR, Alexa & current earnings wouldn't sell past $30.00 - $50.00

if you're at hackforums, they have their own way of appraising. in fact, for forums, if you're buying forums for $30-50 with less than 5k post, it's too greedy for them

if you're selling it at flippa, it'll be expensive considering that flippa charge some fees.

Have a look at flippa.com to see what other sites are worth. It mainly depends on how much money it makes and where the income is coming from.

Expect to get about 5 times its monthly earnings, up to around 15 times its earnings if they are coming from adsense and your site is established and has good, unique content.
