    A ‘City within A City’ to rise soon

    Jaraula welcomes proposed Project


    A ’City within a City’ which will be known as Paseo del Rio will soon rise at the Macasandig end of Kagay-an Bridge. This was revealed by Ms. Rafaelita P. Pelaez, CEO of the GOPEL Group of Companies, owners of the property where the project will go up.

    The Pelaez Family donated the rotunda of the property to the city, the area at the foot of the new bridge that connects to Carmen, and they intend to develop it into a business center which was designed by Felino Palafox, Jr. whose company is reportedly rated as the 94th top architectural company in the world.

    City Mayor Constantino G. Jaraula welcomed the proposed architectural project, an ambitious riverfront mixed use development of a 10-hectare property owned by the Pelaez family at barangay Macasandig, this city. He said that once realized, the project will certainly emerge as Cagayan de Oro City’s newest growth area within the urban center.

    The City Mayor, at the same time, expressed optimism that the “Paseo del Rio” project or translated as “promenade by the river”, will stimulate the development of Cagayan de Oro as a globally-competitive city and put the city in the global tourism map.

    Palafox was commissioned by the family of Dr. Rafaelita P. Pelaez to craft the project’s architectural design and overall concept. He designed the ‘Palm Island” of Dubai, The Rockwell Center of Makati, The Ayala Business Park of Cebu, Ayala Alabang, the Divine Mercy Shrine in El Salvador City and several other places here and abroad.

    The multi-million “Paseo del Rio” project, that will cover open areas surrounding Carmen/Nazareth/Macasandig Bridge, will also complement with Mayor Jaraula’s flagship river boulevard development project which he is boldly pursuing along the riverbank of the Cagayan de Oro River.

    The initial phase of the “Boulevard” along the river bank will consist of a 600-meter “walkway” from City Hall up to the city’s fifth bridge, to be known as the “Golden Mile, and a “Boulevard” from Toribio Chaves Street to J.R. Borja Street.

    Mayor Jaraula expects to raise about P40 Billion from investments in this boulevard once finished.

    In his presentation before the members of the City Council last week Palafox said the proposed Paseo del Rio project is designed… “as a place where people can walk, shop and dine in one walkable community…”

    Applying his vast expertise in modern urban planning and design, Palafox said the concept of the “Paseo del Rio” is a multi-use approach of development in the project site that will boast of high-rise waterfront buildings and global-sized hotels of at least 350 rooms, restaurants, mixed-use commercial and business centers, playground, covered walkways, bicycle lanes, gazebo, rotunda, underground parking, and many amenities and recreational facililities.

    Once fully developed, the project can generate employment to about 30,000 to 50,000 people, according to Palafox.

    In addition to this, other nearby areas could possibly be additional sources of development and this may eventually end up as a ‘City within A City.’ (With a report from CIO)

    If I'm not mistaken, Ayala Center Cebu (I mean the Ayala Mall) is a 4 storey sprawling mall, excluding the 4 underground floors.

    Am I right Cebuano forum enthusiasts?

    A 4+ hectare property I can say is enough for this another Ayala Commercial Complex. It only matters most how will the Ayalas use their property to fit all the remaining proposed structures aside of the mall.

    Yes, you're right there @GearX! Ayala Mall in CdeO will somehow be patterned after Ayala Center Cebu (even the mall), while there will be arcade of restaus, bars, and other structures surrounding the mall just like LKK Center.

    Safe to say, the"still rumored" Ayala Commercial Complex in front of Gaisano City Mall will be put up not just because CdeO has this more than 553,000 based on NSO or more than 750,000 based on city stat, but CdeO's purchasing power has been rapidly increasing nowadays.

    Just imagine for example that:

    Paseo del Rio will generate even 53,000 workers.

    Hanjin will generate 45,000 to more than 50,000 workers.

    Many balikbayans (aside of Cagayanons) are about to settle in CdeO's subdivisions. Same also with the fate of Koreans, in which they already showed interest about settling in CdeO.

    Plus the operation of Laguindingan Airport few years from now will lure more foreign tourists since direct flights to foreign countries will definitely happen considering lots of awesome tourist destinations in Northern Mindanao.

    Proposed big industries and highrise hotels aside of Hanjin are very hot now in CdeO and her industrial empire (particularly Tagoloan and Villanueva). These upcoming big industries and highrise hotels will again generate jobs to jobless people.

    Plus the shoppers coming from whole Northern Mindanao, Zamboanga Peninsula, ARMM (specifically Lanao del Sur) and Caraga (except big parts of Surigao del Sur where shoppers here can go to Ayala Davao) too.

    Again, Ayala as we know is quite an elite mall. Rich people coming from the 3 Mindanaon regions plus Lanao del Sur will shop in this Ayala Mall CdeO. But thus who aren't elites likewise will try to shop at the mall too if they will have money. It depends upon their decisions what mall they want to shop. Consumerism is in the heart of the majority of the Filipinos if they will have money. That's why investing in the Philippines is quite good somehow.
