Developer launches condo, housing project in Mandaue

AS the number of overseas Filipino workers (OFWs) increase, another real estate developer launched a project targeted at the market segment composed of OFWs and their families.

Jarsons Development Corp. (JDC) launched last Saturday its project, Richmond Townhouse Condominium, which houses 71 residential units and a hotel condominium in Villa Armolinda in Barangay Tabok, Mandaue City.

Situated on a one-hectare property, Jo Mabugat of JDC said the townhouse and condominium is “perfect for community living.”

Targeting the middle- to high-end market and OFWs, the price for townhouse units range from P4.3 million to P4.5 million each.

Mabugat told Sun.Star Cebu that the project was conceptualized in 2004 and designed after a Spanish-Mediterranean village.

It is JDC’s third project in Cebu, the other two being 12-story Richmond Hotel, and Bantayan Richmond Tropical Resort in Bantayan Island.

    Goodwill

“I use Richmond because the name has gained goodwill,” Mabugat said.

He said the company is planning to construct a seven-story executive condominium and commercial buildings in a two-hectare property in Mactan Island.

Mabugat did not provide details on the project, however.

Richmond Townhouse and Condominium has three phases. Phase one is a 30-unit three-level townhouse condominium and is already available in the market.

Phase two is a 48-unit four-level apartment condominium while phase three is a 40-unit eight-story hotel condominium.

Mabugat said buyers have four architectural designs to choose from. The townhouse has a total floor area of 135 square meters, he added.

Mabugat assured that payments are “easier for the buyer since (the payment scheme) is quite flexible.”

“We accept 10 percent down payment, 20 percent payable in the next six to 12 months, and the remaining 70 percent (can be paid by) a loan from banks,” Mabugat said.

The Richmond Town-house and Condominium is enclosed by concrete high perimeter fence and includes amenities like shipping ticketing office, Internet café, shuttle van service to malls, spa and massage house, clubhouse, coffee shops, restaurants, and function rooms, among others.

Mabugat also said part of the proceeds from the townhouse project will also go to a charitable institution. (MMM)

"MCIAA has now 2 types of lounges!!! One is for MIP (Most Important Persons) which is solely for the Heads of State. While the other lounge is for VIP (Very Important Persons) which is for other guests, delegates, ministers and media groups. As you may have read the news, this costs around 100 million and due for completion on 30 November"

.... I'm not sure if this the first time in a Philippine airport to have two types of lounges? If so, well, this is another first for Cebu !!!!

DAVAO CITY EYED AS QANTAS' ASEAN HUB
    By Ana F. Dulay

QANTAS Airlines, Australia's flag-carrier, is eyeing Davao City as its regional hub, said Davao City Mayor Rodrigo Duterte Wednesday.

Duterte mentioned Qantas' plan while discussing the significance of the P5.5 billion Davao International Airport (DIA) to the region's economy.

The current headquarters of Qantas in Southeast Asia is in Bali, Indonesia, where a twin-blast blamed on Jemaah Islamiyah terrorists killed more than 200 people last year, mostly Australian tourists. Bali, an island paradise resort, services more flights than Jakarta, capital of Indonesia.

The mayor refused to give details of the Qantas plan, but he said the strategic location of the DIA augurs well for the City's bid to become the regional center of transnational travel and tourism in this part of the world.

For one thing, he said, Davao City is nearer to Darwin in the Northern Territories of Australia than Manila and other points.

He said the DIA is the Philippines' most beautiful airport today.

Global BPO firm eyes Davao as new location
    Mindanao Daily Mirror

A New York-headquartered Business Process Outsourcing firm is eyeing Davao City as its third and newest location in the Philippines. The other two offices are located in Manila and in Clark, Pampanga.
“The company is looking at the possibility of establishing an office here in Davao and they have met with us already to inquire about the investments opportunities here in the city,” DTI XI National Economic Research and Business Assistance Center director Teolulo Pasawa told Mirror. Another prospect for its new location is Iloilo City.

Sutherland Global Services provides contact center and backoffice outsourcing to its clients worldwide. It has a total of 12,500 employees distributed in various locations including the United States, United Kingdom, Australia, Me-xico, Canada, India and the Philippines.

“We have briefed them on the advantages of locating their business here in the city such as the good peace and order condition and the availability of qualified potential workforce,” Pasawa said.

If plans push through, he said, Sutherland Global Services is looking at the possibility of establishing an office with an initial 500 seats. More than 70 percent of Sutherland’s clients belong to the Fortune 500 companies in the areas of retail, financial services and information technology.

The city is becoming a favorite location for top BPO companies. GCom is already operating 250 seats with a view to increasing this to 450 seats later on.

Another company, Link to Support, will start operating next month. It will start with 200 seats but with a projection of 2000 seats later on.

Big BPO companies are those with capitals of over P150 million. Pasawa said there is still a great demand for BPO workers in the city not just in the areas of call center operations but also in support services.

    AIR MACAU

It appears that Air Macau will beat Viva Macau in flying to Davao first.

It is not yet in their website, but I was told that Air Macau will commence a twice a week flight before the end of this month.

Meanwhile, Viva Macau will reportedly fly in next month in a code-sharing arrangement with Asian Spirit.

These flights would greatly boost tourism and trade for Davao giving it access to and from a new gateway to booming China.

As main proponent of an "open skies" regime for Davao, I am most elated by these developments.
