More developments seen to rise in Mandaue reclamation in 2008

With Cebu City’s pocket developments already firming up, Mandaue City is starting to get its fair share of the province’s robust economic activity such as the coming in of more developments and commercial locators especially within its Mandaue City Reclamation Area.

After the transfer of the Cebu Doctor’s University in the reclamation area and the construction of the publicly-debated Cebu International Convention Center, another big investment worth roughly P300 to P400 million is about to be realized in June of next year and that is the mall project of a Cebu-based company called Parkmall dubbed as yet to be Cebu’s value shopping destination.

In their recent press briefing, Parkmall’s Managing Director for Business Development Christopher Tio revealed that there will be 12 projects about to break ground in the Mandaue City Reclamation area next year. He stressed that the inflow of these investments shows investors’ confidence in Cebu as an emerging business and tourism destination.

“Cebu is moving towards an economic boom which is the reason why investors are very bullish to invest here and I have never encountered investors which think otherwise,” Tio pointed out.

Carlos G. Co, the chairman of Golden Great Value Properties of Cebu Oversea Hardware Group, the firm behind Parkmall outlaid that, “in Metro Cebu, all we have are pocket developments and there is no longer sufficient space to accommodate more developments that are coming in, and so as a tourism hub, Mandaue City is already at a stage in which it can already propel itself and become a destination.”

He also added that with developments that are coming in Mandaue Reclamation in the coming years, the potential of the area will be beneficial on their operation next year as the market will be growing.

“The market of Cebu is booming so we are banking on Cebuanos to patronize Parkmall as it carries a different theme from the usual shopping area they are accustomed to,” he said.

Talking about the other problems on the area like illegal settlers, Co stressed that along with other developments at the reclamation, they will be part of the solution to eliminate the dangers that looms around the area as development activity increases.

Currently, pending development projects in the reclamation area yet to take off in the coming years include the boardwalk project, along with other hotel developments from developer Robinson’s Land and other firms and the soon-to-rise Nature’s Suite in front of the CICC.

Co said that they are currently in negotiation with other developers to have a traffic route for easier access around the reclamation and so far they have devised jeepney routes that will pass by all designated developments around the area but will be away from the main road which will be utilized for private transportation vehicles to avoid traffic.

“The whole area has to develop because Parkmall cannot stand on its own,” underscored Co.

The Mandaue City Reclamation Area was completed in the early 90’s about 10 years ago and it was composed of about 295 hectares of reclaimed submerged and foreshore lands in the city’s northern portion. Like all other reclamation projects in the country, it has been affected by the Supreme Court decision on the Amari land deal in Manila prohibiting foreigners or foreign corporations from acquiring ownership of lands in the country.

murag ga sunod naman ni ang aksidente sa mandaue lately. maayo siguro ila nang butangan og mga proper traffic signs diha like kana ilang dalan from maguikay to casuntingan, a.s. fortuna, etc. wala manay mga linya ga divide sa ilang proper lane mao nang ma disgrasya kay mag overlap permi ang mga drivers. one more thing noh, gamay ra kaayo na ilang mga traffic personnel diha di pud maayo pagka train kay mag yagaw lang og hatag og directions.
