Why hire an architect?

I would like to know why architects charge a percentage on the total cost of the house? Why can't they just charge a flat fee? If a customer wants (for example, high-end tiles, wood floorings, carpet, windows, fixtures for the bathroom, asphalt roofing shingles) why would an architect get a percentage for it. It does not makes sense.

if u can afford high-end tiles, wood flooring, carpet, windows, fixtures for t&b, asphalt shingles, etc., surely u can afford an architect. granting u want high end finishings shows u have a taste for good design. the architect provides designs on how these things come together so as not to come out "bakya" or out of place. sure, u can hire masons or foremans to do it for you but your house will end up looking funny with competing design theories. the architect has taken a 5year course with subjects ranging from architectural history to design theories. rest assured, with the right kind of architect, your house will be a great place to have memories with your family. be it in aesthetics or in utility.

^^^You misunderstood my question. Let say an architect makes a client a house plan that would cost P5 million to build. The architect charges 10% of the cost to build the house so architect makes P500,000. The client makes changes to the materials being used and it would now cost the client P7 million to build the house (the design and floor plan stays the same). Will the client be charge an extra P200,000 for the upgrade? Why?

@06redtaco..i agree with wootwoot..expensive materials are handled differently from cheaper materials and they require specialized individuals to install these materials. that's why architect's fee is proportional to the total project cost of the project since every project is unique, and every materials used has an impact to the overall design and function of the building and also to its surroundings. if the owner really wanted to use these expensive materials, he should have informed the architect in the first stages of the design development stage and not on the construction stage, so he could maximize the use of that material so people observing the building could really appreciate the value of the materials used. with regards to you question if the client will be charged for the P200,000 addition, it depends on your negotiations with your architect and whats written on the contract, if the changes requires additional drawings, the architect should charge these changes but not the 10% fee,,and would also depend on the phase of the project.
