Seeing the potential of the middle-income market, a real estate developer is developing a 3.2-hectare residential subdivision in northern Cebu.
“It’s a premium property at a bargain,” said Dennis Quiokeles, general manager of Pacific Land Ventures and Property Development Inc.
Pacific Land will be launching next month Pueblo El Grande, a residential subdivision of 158 house-and-lot units in Barangay Tayud, Consolacion, approximately 10 kilometers north of Cebu City.
Quikoles said the completion of the Cebu north road will make the subdivision even more accessible.
He said the project is accessible to the public market, schools, commercial and business centers, churches, hospitals, airport and the beaches in northern Cebu.
In an interview with Sun.Star Cebu, he said the site development, excluding houses and other structures, is estimated to cost P80 million.
Conceptualized in 2005, Pueblo El Grande is a Spanish Mediterranean-inspired village. It is the first project of Pacific Land that is designed by K3J Architectural and Engineering Services.
“We are also looking at developing a low cost housing (project) before June 2007, with (unit) prices ranging from P600,000 to P950,000 to be located somewhere in Mactan,” Quiokeles said.
Phases
He did not provide more details on the project, though.
Pueblo el Grande is divided into three phases. Phase one has with 65 units, 16 of which are already reserved.
Phase two has 54 units while phase three has 39.
Buyers have six architectural designs to choose from.
Lot sizes range from 120 square meters to 321 square meters for single detached models, while townhouse units each have a lot area of 72 square meters.
Floor areas of single detached models range from 44 square meters to 197 square meters, while town-houses have total floor space of 76 square meters.
About 65 percent of the 3.2-hectare land is allotted to lots and housing units while the rest of the property will be occupied by roads and other facilities. Pre-selling prices range from P1.695 million to P5.35 million. The developer is offering a five-percent discount on cash payments of the total price of house-and-lot units.
“It is one of the safest residential communities in Metro Cebu because we put more emphasis on security,” said Maya Quiokeles, marketing manager of Pacific Land.
According to Maya, an intrusion alarm system is installed in each house, which is linked to the monitoring system of the subdivision’s security personnel.
The subdivision will also feature underground cable system, back-up water reservoir, children’s playground, picnic area, clubhouse, swimming pool and a multi-purpose outdoor court.
Maya said the amenities are found in the property’s prime lot to reduce noise level especially during parties or events.
“We assure our buyers and investors excellence, security and value for their money,” Dennis said. (MMM)

Limited land space prompts Sta. Lucia to go for high-rise

Realizing the limited flat land availability in Cebu for more residential projects, Sta. Lucia Realty & Development Company is going to re-enter the high-rise residential ventures within Metro Cebu.
"We will pursue high-rise developments in Cebu City and Mactan in the next three years, because of limited [land] space in Cebu, and properties within the area is getting expensive," said Sta. Lucia president and chief executive officer Exequiel D. Robles.
According to Robles there is a strong and good demand for condominiums in Cebu. Like the progressive cities in other countries, Cebuano residents are expected to embrace the high-rise or condominium living style.
Sta. Lucia had already established the high-rise Sentinel Condominiums in Cebu City, along Banilad road. This time, Robles said the company is up to develop more high-rise projects in the next few years.
An estimated P500 million investment will be spend by the company, if it were going to build a high-rise condominium facility, depends on the number of floors, and unit packaging.
Recently, the company launched its newest residential offer, the P.5 billion, Discovery Bay Resort and Residences located at the tip of northeastern part of Mactan Island.
Robles said Sta. Lucia, is still looking for other potential sites for its future high-rise projects within Cebu City and Mactan. As of this time, there is no specific location yet.
The company has developed close to 20 properties in Cebu in the last few years, its projects mostly in partnership with landowners, included; the Alta Vista Golf and Subdivision, Vistamar, and other middle to high end subdivisions.
Meanwhile, there are a number of developers that are starting to build condominium projects in Cebu. A Korean company, Fastem Housing and Development (FHD) invested P1.4 billion for a 19-story condominium building located at the Cebu Business Park.
The Tower Place Residential Condominiums will be located at 3,000 square-meter lot the company purchased in Cebu Business Park (CBP).
The Cebu Holdings Inc. (CHI) is also seriously considering building high-rise condominium within CBP soon, after its two-condominium units at Park Tower 1 and 2 were sold out.
Norkis' 'Heroes Hill' to boost Compostela's tourism marketability

The municipality of Compostela welcomes the move of the Norkis Group of Companies to develop its 200-hectare property into a "Heroes Hill," which is seen to boost the town's tourism appeal.
Compostela Mayor Antonio Dangoy said the move of the Norkis Group management will benefit the town as it would soon host a site of historical and cultural activities.
He added that with the "Heroes Hill" development, it would definitely attract visitors from both the domestic and foreign tourists market. It is then a step forward towards the municipality's aim to become a cultural and tourism destination in the northern part of Cebu province.
Last week, the "Heroes Hill" in Compostela was formally opened to the public.
Although, it is not yet fully completed, Norberto Quisumbing, Jr., chairman of the board of the Norkis Group of Companies gave the assurance that the project will be completed with all its necessary facilities in place by early next year.
Quisumbing said that the "Heroes Hill" has its historical relevance for our youth to know the personalities who were killed while defending the country. It will also have a monument to honor the Overseas Filipino Workers as well as Cebuanos who were successful in their respected fields that brought honor and pride to Cebu.
