To be a REALTOR you must:
1. Finish the 4-yr bachelor degree Real Estate Course (to be offered in the future)
2. Afterwards, take the Broker's Board & pass it.
3. Apply to become a REALTOR by attending membership seminar to any PAREB Local Board
4. Have a good reputation. Because if any REALTOR petitions your application, you will not be acceped.
5. Lastly, pay monthly dues. Non-payment is also a ground for termination of your REALTOR badge.
6. Never do unethical practice. It is also a ground o terminate your membership & even blacklist you in all transactions.
Let me just clarify 2 things as well.
Point 1. #1 is caused by the new RESA Law. Now, new comers to RE should take the course even if you just plan to be a salesman. It also means, there won't be any new RE practitioner until 4-5yrs from now. Any non-licensed individual who will practice RE transactions & is caught will be penalized w/ 200,000 payment plus imprisonment. Before 20k ra w/o imprisonment. Mas grabe na ang penalty sa RESA karon.
Point 2. REALTORS are all RE Brokers.
But not all RE Brokers are REALTORS.
REALTORS are special group of RE Brokers who belong to an organization recognized by NAR-USA (Nat'l Association of REALTORS of the United States of America) to use the patented REALTOR name.
#1-#2 are qualifications to be a RE Broker
To be a REALTOR, add up #3-#6
PS: All letters need to be capitalized... REALTOR
It is also a designation which could be affixed to the names of those who are accepted members.
Ex: REALTOR Juan Dela Cruz or Atty. Juan Dela Cruz, REALTOR
