    sir, this is somewhat similar to my advice earlier on this thread..

    you can always assume the responsibility.. ahm..ako lang ma comment is. ka daghan ba paperwork nimu oi.. dali ra man kaau na.. pwede man i transfer and mortgage.. pwede man iuban ra ang deed of mortgage and deed of sale.. kung non-pagibig ka.. expect lang jud na magbayad ka penalty..

    pwede ask ko kung kinsa developer?

    the problem with this situation sir is, moagi pa ka sa name sa previous owner.. i do hope dili na moagi sa iya ang kwarta coz theres a possibility nga dili nya mabayad.. or even if direct sa iyaha, pwede baya ma consider as incapacitated iya status.. example. heaven forbid.. he will meet his maker early.. dako kaau na nga problema sa part nimu...

    sa ako lang na observe sa what gi propose sa developer sa imu. thats the cheaper way.. but its very very dangerous.

    generally nindut ni nga idea.. just be sure nga ang place attractive sa mo renta and if naa building, pwede maparentahan according sa iya purpose (either residential or commercial) and is of good condition..

    kung ani imu strategy, expect nga imu capital mabawi after 8-15 years.. after that, smooth sailing nka.. just expect a 75% occupancy rate lang..

    well my mother is a broker now..

    i can say that this business uplifts us from financial crisis..

    this is a really good business to venture..

    you dont have to invest..

    but you must see to it that you have strong customer service skills and as well ur PR and ur selling skills..

    you must be very patient in this business just like the saying "patience is a virtue"
