    ang ako lang experience kay, when dealing. i wouldnt discuss bout my age..
    i have to look older than i am..
    the last time my prospect knew my age, he told me.. "kabata bata pa ba nimu... nya namaligya nka yuta"

    im trained nman sab, i can work on my own...
    why is it na they underestimate me because of my age..?
    in experience, ive handled lots of negotiations already... and ive closed several deals na b4..
    i was even instrumental to some private projects in the provinces...
    im very familiar with construction and structures.. since im a civil engineering grad..

    in fact.. ryt now, were organizing a construction biz pud... our target market will be the whole visayas... we are currently studying the logistics problems.... (some areas man gud, ala maau na subcontractor)

    why man na ang developers kung gusto ta mo affiliate sa ila pagbaligya ila units, gusto sa ila sales dept na under ta nila.

    so mahitabo is that we become a licensed broker operating under another broker's license..
    unsa ato pagkalahi sa ordinary real estate salesman/agent..

    i think naa ka sa Club Ultima/ Fuente Triangle bro that's y you are saying this..
    Kahibalo ka bro...style ra na ni R.King (also sa DECA Homes)..
    This is not practiced in most developers...
    There purpose is to boost their own company structure

    sa akong mga clients before.. most of them were interested on investment properties...
    mas dghan ko naclose involving commercial properties... and most of them, repeat clients pa jud

    Dli man tinagli sa Filinvest bro.. gamay lang jud na ila comm rate..w/c is below 5%

    RESA Law takes effect July 30, 2009

    DTI will no longer accept applications for renewal or application upon effectivity.





    After years of lobbying, Republic Act No. 9646 otherwise known as the “Real Estate Service Act of the Philippines ” or RESA was finally signed into law on June 29, 2009 by President Gloria Macapagal Arroyo and will take effect July 30, 2009.



    How does this law affect the practitioners?


    RESA is an an act regulating the practice of real estate service in the Philippines, creating for the purpose a Professional Regulatory Board of Real Estate Service (Board) under the supervision and administrative control of the Professional Regulation Commission (PRC). The express repeal by RESA of Sections 3 (e) and (ee) of Act. No. 2728, as amended, the law from which Department of Trade and Industry (DTI) draws its authority to regulate the real estate service practice, will also result in the repeal of Ministry Order No. 39, Series of 1985, as amended, and other related issuances implementing Act No 2728.


    One of the provisions of this law that is of immediate significance is the registration without examination of real estate brokers, real estate appraisers and real estate consultants who on the date of effectivity of the law are already licensed by DTI pursuant to M.O. No. 39.

    salamat nalang jud kay nakaabot pa jud mi sa deadline pagkuha ug license sa dti... hehehe... kahasol na baya tingali sa prc kung adto magpalicense... daghan na au licensing transactions diha... congrats to all nga nakaabot sa deadline...

    I believe this will be the direction we are heading.
    The move to professionalize the industry was just the start of copying the system of US which is highly systematic.
