    Yup but I guess the reason for that is for them to expand since their expansion will cover the existing jeepney terminal up to the Marriot Parking Area. An official statement from them too stated that construction of their three-storey expansion building will start this January..

    Pero maybe gi-una sa nila ug balhin ang Jeepney Terminal para ma ready na ang tanan...

    Ayala Center Cebu sets expansion

    Cebu Holdings Inc. (CHI), a subsidiary of conglomerate Ayala Corp., is spending around P800 million for the expansion of Ayala Center Cebu (ACC) to accommodate more retail concessionaires and introduce more food and beverage outlets.

    The project includes the construction of a new building at the southern part of the mall and the renovation of the man-made lagoon. These developments are intended to add at least 7,000 square meters to ACC’s gross leasable area, which is already 99 percent occupied.

    CHI also plans to put up more parking spaces to meet the requirement of the local government.

    This expansion, set to be implemented in two phases, will begin by the second half of the year and is expected to be completed by the end of 2007, CHI said in a disclosure to the Philippine Stock Exchange.

    CHI, a leading real estate company in the Visayas and Mindanao, intends to bring in more foreign brands from Asia, United States and Europe to the Cebu market.

    Over the last three years, ACC has undergone major renovations, which cost the company several billions of pesos.

    ACC has remained as the crown jewel and centerpiece of the 60-hectare Cebu Business Park. For years, it has maintained its role as the major revenue generator and growth catalyst for the company.

    Aside from the expansion of ACC, CHI will also launch a new residential project targeting the middle to high-end markets.

    With the continued growth of its retail operations, CHI is ready to invest huge amount of money in ACC in the next three years.

    Formed after an Ayala-led consortium acquired the 44.6-hectare lot owned by the Cebu provincial government in 1988, CHI developed the Cebu Business Park, which was then envisioned to become Cebu’s business and financial center.

    ALI appropriates P1B to renovate Cebu mall

    MANILA — In three years, Cebu will see a new Ayala Center Cebu (ACC), as the Ayala Land Inc. (ALI) has allocated more than P1 billion for the mall’s renovation and expansion.

    This project is part of ALI’s efforts to stamp the Ayala mall brand on its malls, which have been regarded as the Ayala retail group, ALI president Fernando Zobel de Ayala said during the launching of ALI’s renovation projects in its five Ayala malls at the NBC tent in The Fort, Makati.

    While trying to establish the Ayala mall brand in the five malls — ACC, Glorietta, Greenbelt, Ayala Alabang and Market Market — ALI also recognized that the market of each mall is distinct from each other.

    “We will find ways to custom fit the renovations in each mall to their respective target market so that each will be able to serve (its market) better,” Ayala said.

    New building

    ACC is the only Ayala mall found outside Metro Manila.

    In an interview, Cebu Holdings Inc. (CHI) president Rene Almendras said the first phase of ACC’s “facelift” has already begun with the construction of a three-story building on the lot that had once been the public utility jeepney terminal. The terminal has been transferred to another site, but still near the mall.

    The 2,000-square-meter building will be occupied by a retail store that targets a different market from that of the Metro Gaisano, ACC’s anchor retail store, he said.

    CHI, ALI’s affiliate company, will also reconstruct the two-hectare lagoon area into “a green environment outside where people can gather,” Almendras said.

    Lifestyle

    “It’s not just about land development. It is a lifestyle concept. It would be different from what is already there but will complement (the current environment),” he said.

    Almendras said CHI will spend about P27 million for the landscaping of the lagoon area and will create about 20,000 square meters of space for lease by restaurants and wellness establishments.

    An outdoor performing stage, which took CHI a year and a half to design, will also be constructed in the area.

    “ACC will be more than Greenbelt. (The changes) will custom fit the Cebuanos. We have studied what the Cebuanos do in the mall. Cebuanos are different.     Ayala Group redesigns malls

    Instead of spreading its wings through putting up additional shopping mall facilities around the country, the Ayala Group has decided to revitalize its brand and enhance the structural design of its mall to custom fit its target market.

    Previously known as Ayala retails group, the Ayala Group has strengthen its name in the retail industry and renamed its shopping centers around the country to Ayala Malls.

    "We find ways to custom fit each of our mall's target market. The brand Ayala Malls includes the operation of Glorietta, Greenbelt, Alabang Town Center, Market! Market!, and Ayala Center Cebu," said Ayala Land Inc (ALI) chairman of the board Fernando Zobel de Ayala during the rebranding launching including the strengthening of its residential projects around the country, held in Manila recently.

    Zobel said each mall is designed in such a way that it directly provides the needs of its targeted consumers, and responsive to the need of each mall's target market.

    The Ayala Center Cebu (ACC), the only mall developed by Ayala Group outside of Metro Manila will start to undergo its three-year transformation program that will cost the Cebu Holdings Inc. (CHI) about P1 billion investment.

    Instead of putting up another commercial facility of shopping mall in other areas in Metro Cebu, CHI president Rene D. Almendras said the company has seen the need to revitalize the ACC to effectively serve the unique Cebuano lifestyle and preference.

    "We will not build a Greenbelt type of development, or any structure that may become a copycat of our Manila shopping facilities. Cebu is different. The market is unique. What we are going to build as part of our expansion program is more than what we see in Manila, and will be distinctly different from other malls," Almendras said in a press conference.


    In landscaping alone, CHI will spend about P27 million to make ACC not just a shopping destination, a total leisure, lifestyle destination in Southern Philippines.

    "We make sure that the design will be uniquely Cebuano. We spent a lot of money in studying the Cebuano market, and now we are ready to offer a facility that showcases the true Cebuano flavor," Almendras said.

    Huge transformation will be constructed in the ACC's back entrance going to Cebu City Marriott Hotel, which is currently called the "Lagoon". Another 20,000 square-meter area will be made available to prospective tenants.

    "It will no longer be a lagoon. We will be bringing nature into its whole perspective. we will put up new structures in this area," he said adding that the garden leisure destination will emphasize largely on zoning. one said will cater the more active [younger] market. Another side will offer a zen type garden which will emphasize nature's tranquility. This side will house spa and wellness salons, coffee shops, among others

    Aside from the garden development, Almendras said the creation of three-story mall expansion of about 70,000 square meters will also be done simultaneously. This will house a new Supermarket, shops that will bring high-end brands.

    A very Cebuano structure that will be built is a huge outdoor stage, where concerts and other activities will be held.

    "Before, everybody goes to Fuente Osmena to watch outdoor concrets, and even amateur singing contests being held in the Fuente O circle." Now, an enhanced and sophisticated structure will be built in Ayala for Cebuanos tocontinue this distinct preference.
