    Ayala pours P4-B investments in Davao

    DAVAO CITY -- Ayala Land Inc. will invest P4 billion in Davao City for the development of a BPO facility, shopping mall, residential and commercial lots and a hotel in a 10-hectare property.

    The new investments will be constructed in the sprawling 10-hectare property owned by the Floirendos on JP Laurel Avenue in Bajada in the next three years.

    The ambitious mixed-use development project, called the Abreeza, is a joint venture between ALI and the Davao City-based Antonio Floirendo Corp. (Anflocor), which provided the property.

    "But this is not the first time we partnered with the Floirendos. In 1997, the Ayalas and the Floirendos also entered into partnership to develop a condominium in Makati City, called the Regency. It was a very successful joint venture," ALI senior vice president Ma. Victoria Añonuevo told Sun.Star Davao in a one-on-one interview Monday night.

    "The Abreeza project costs P4-P5 billion. That's a major investment and it proves Ayala Land's confidence in this city," she said.

    The project had its ceremonial groundbreaking on Tuesday, attended by Anflocor and ALI top executives that included Don Antonio Floirendo Sr., ALI chair Fernado Augusto Zobel de Ayala, ALI president Jaime Ayala, Ayala Corp. chair and CEO Jaime Augusto Zobel de Ayala II, Davao City Administrator Wendel Avisado, Anflocor SVP Ricardo Floirendo, Anflocor chair Antonio Floirendo Jr. and other executives of the two real estate companies.

    "We are now in land development phase. By the first quarter of 2009, construction works will start at Abreeza," Añonuevo said.

    She said construction stage of the project will employ more than 3,000 workers.

    She refused to give an estimate on how much revenues can be generated by the city as soon as the project will start operations, but she expressed optimism the project can generate thousands of jobs for Dabawenyos.

    "Each BPO building can provide at least 3,000 jobs and there are two BPO buildings that will be set up at Abreeza," she said. "Plus the jobs to be generated by the Ayala Mall and the hotel and other business establishments that are to be set up in the area."

    Añonuevo also cited the City Government for its support, prompting them to push through with the project, which she said would promote progress in the city.

    "The local government is very supportive. We have complied all the necessary requirements without much hitches. We're lucky that we have a prominent clan as partner (referring to the Floirendos)," she said.

    Abreeza, strategically located at the northern fringe of the economic hub of Davao, is within reasonable distance from major schools and universities, private and government offices and banks.

    The 61,000 square meters Ayala Mall will form part of the development that includes two office buildings catering to the BPO industry as part of the initial phase.

    Añonuevo said the first phase of the mall, covering some 35,000 square meters gross leasable area (GLA) will open in the fourth quarter of 2010, while the second phase, covering 26,000 square meters GLA will open in the third quarter of 2011.

    Añonuevo said the first BPO building, expected to be ready for occupancy by the fourth quarter of 2009, will have 10,000 square meters GLA while the second building, expected to be completed in the fourth quarter of 2011, will have 8,000 square meters GLA.

    She said another three hectares, which form part of the 10-hectare property, will be developed as lots for commercial and or commercial purposes. A hotel will also be set up within this portion of the property.

    The Abreeza development will be housed in a joint-venture company called Accendo Commercial Corp., with the following ownership structure: ALI - 67 percent and Anflocor - 33 percent. (Nelson C. Bagaforo/Sun.Star Davao/Sunnex)
