    hi ts my sympathy is with you.
    1. ask unta ko if how true the lot is titled (torrens cert of title) kay sa akong na read tax declaration in the name of your mother & deed of sale ang inyong gikuptan. then nakabasa sad ko naghisgot mo ug mother title(here ako e presume titled ang yuta w/ torrens cert of title - kanang issued sa RD), asa ang inyong Cert authorizing registration?
    2. after mu nipalit sa lot, did the owner provided you the owner's duplicate of title? since tipak ra inyo gipalit, need a survey of the lot (subdivision survey of your lot and the remaining of the mother lot). one of the needed docs ni siya in attachment as you will register your 156sqm to the RD for the issuance of the new title showing your ownership and another title sa owner na inyo gpalitan cancelling the mother title. i doubt wala ni nin.u nabuhat ug wala pud gi surrender sa owner iya title (mao nabaligya pa niya sa IPI ). ang napa transfer ninyo ang tax dec lang. maayo unta ug mabasa sad nato ang annotation sa tax dec.
    3. if na pa survey ang yuta nin.u b4, dali ra unta pag pa relocate sa lot, karon d mu maglisud asa dapita inyuha.
    4. i would put the blame on the previous owner sa lot (assuming na nasulod na ang inyong lot sa gipalit sa IPI, and assuming also like you they bought in good faith), it is a case of double sale. ang ako lang pud, considerate lang pud unta ang developer sa yuta sa inyo..but then i dont know the whole story, ang ako comment nag rely ra sa info imo gi provide.
    5. ang ruling sa RD kay who first to register the deed of sale is the rightful owner assuming acting in good faith.
    6. maayo unta naa mo survey plan sa inyo yuta gipalit para ma relocate ra ninyo.
    7. ts, since nag appeal mo, cguro jud ko na gi explainan jud mo sad inyo laywer aning real estate proceedings.
    8. since pending pa inyo case sa court of appeals, wala pay ejectment mahitabo.
    9. pray for a better outcome. i do believe that there is more powerful than us who will intervene our prayers.
