    This is regarding hoarding a legal document that we "the client" originally had the document in our possession as provided by Pag Ibig.     I AM SO TIRED OF PHIL. BUREAUCRACY! I KNOW THEY WANT RED TAPING OR TO BE BLUNT ABOUT THIS...THEY WANT MONEY to POCKET it in! After this, I will be filing it to the media... I just need all your help to guide me through sa BULOK nga process sa firms and govt offices diha sa ato!

    Wala mo nag-transmittal form paghatag nimo sa docs to the bank? If naa palang unta, at least naa kay hold. Lisod man gud na'ng verbal lang kung dinagku nga transactions like this. Pirma-pirma jud, bahala'g gamay nga papel with list of docs ra, basta gi-pirmahan nga na-received on that date by who.

    Nya... basin pwede ra ka mangayo og written endorsement/request/authorization ana from Pag-Ibig. Nya imo ra i-handcarry to that bank bah. If ni-email sila, chances are, mohatag pod na sila'g authorization. Basin ra hap... wa pod koý idea. Suggestion lang noon ni.

    Kasabot ko nga makalagot jud ni nga style.

    Pero sabta lang pod tawn... kanang mga bangko, strict man gud na sila'g internal controls. Kung unsa'y mosulod, lisod kaayo na ipagawas unless properly authorized.

    ambot if pwede ni:
    after ma comply gipangayo sa bank, ask letter of guarantee na ihatag nila ang land title and other required docs to PAG-IBIG.
    kay after nimo ma fully pay ang loan, ipa-cancel paman ang annotation sa land title nga naka-mortgage siya sa bank then ipa-annotate nasad balik na i-mortage sa PAG-IBIG. then don't know if ma apply sad ni sa imo, naa pasad lain bayran interests (4% of all the interests paid) if i-fully nimo before sa loan term (+) doc stamp and notarial fee.

    Miss, unsa diay na document ang gikuha sa bank? Sorry ha pero mejo libog imong description. Ang title sa property gikuha sa bangko? Ni-apply mo ug loan sa bangko? Or naa mo existing loan sa bangko?

    If title imong pasabot, dili gyud na nila i-uli unless bayaran nimo in full imong loan.

    Careful lang gyud in dealing with these "crocodiles" in bank coz ila ipang hostage imong mga documents etc. basta dili ka mo comply sa ilang one sided rules, better get a lawyer and let them put in writing the reasons why they would'nt release whats rightfully yours, if they fail to do so.....file dayon damages

    naa gyud mi tanan proof and infact I hired an office to be my 2nd atty infact to process all documents in behalf of me. it's just that this office has a limited power but my mother inlaw has it full scope of authority. pero grabe gyud ang office sa Wealth Devt Bank...Hayyy, na Hi blood ko and wa ko ka pugong and I sent them an email with all the nasty words I can use. However, it was delivered in a very professional manner! I spoke to the supervisor and wished to talked to the highest position pero there are all evading me. Lucky them that I am not physically present kung ky ug naa pa ko....Nakatilaw sila tanan!

    This is the email I sent to one of their bank personnel who is the only one doing his job right! READ IT...ambot lang ug bastos ba kau ko ug dating ani ug pasaylo-a nalang ko sa makabasa...

    "Sir, I dont know who to write as of the time being to express my huge disappointment of your office or firm. It seemed to me, I am disrepected the way you treat your clients as *****S and IDIOTS thinking that we do not know the process at all. Whoever that person who is hoarding the document LMA for Pag Ibig will take all responsibility if I will have further expenses to PAY due to DELAY of document processing. I will file a formal complaint of that person and will drag your firm down to the media for the kind of bureaucracy and possible misuse of power and position to clients like me.

    They better solve this issue at soonest possible time before I will escalate everything to the proper authorities. I will consult my lawyer regarding this matter.

    Please dont hesitate to pass this email to the department involved.

    After this email, I was able to speak to a person of the Credit-Loans/Admin. Dept and told him, i will give you 2 hrs to settle this with Pag Ibig as they are actually waiting as of the moment...then, I will call u back as to ask an update regarding the issue. If unsettled, better ask the help of your manager and we will settle this legally along with the media. Ug ngano man lagi, naka submit man dayon ug transmittal sa Pag-Ibig nga gi receive ang LMA? Meaning? Gituyo lang ug dugay2x ky ngita lagay?...

    I have all documents properly prepared and in the right manner. I followed every step of the instruction of the process pero klaro kau sila ang ga abuso sa position!

    That level is done actually. They have the new Title Cert. from RD. Kana ra unta ang dapat nila kuptan and dapat gi uli nila namo ang Loan Mortgage Agreement that they barrowed from us that was originally given to us by Pag Ibig to comply the process u mentioned. Ug gi uli ba? Of course wala ky d daw namo makuha or makuptan! I understand that ang new Title Cert ra ang d namo makuptan unless human bayaran tanan. pero ang LMA dapat amo to ibalik sa Pag Ibig pra ma draft ang check.

    Nope u got it all wrong...read further...we are at the last stage for the transfer of our existing bank loan to Pag Ibig loan. I know the docs that we can and we cant have or not possess unless all payments are done.

    Wealth Development Bank. I had a loan with RCBC Family savings before worth 2.9M. I had no problem at all til it was all paid out. This shi**y bank who took almost a million of my payments for 2yrs and halos wa ni irog ako utang nila plus pa sa ila penalties ky ako ibalhin ang loan, mao pay naay gana magpa lisod2x? y ky nabal-an na nako na d sila ka kwarta ky ako man ibalhin ako loan... Akong gitulon akong learning dealing with small banks just because I was in a hurry process a property in 2013 and they are the pre qualified banks of the developer. So, kamo expat/balikbayans etc...watch out of this bank and make my bad experience a learning too!

    Sama sa ako na'ng nasulti, taking something out from a corporate firm is not that easy man jud because of their embedded internal control procedures.

    Pero if obvious nga gidugay-dugay jud.... aw, lahi na na nga istorya.
