The issue here is not that the Augustinian Recollects are richer than SVD or vice versa but rather the historical facts and documents, please visit the Cebuano Studies Center (USC Main) where original documents during the Spanish era, American era and the Phil. independence era. As mentioned earlier, the documents showed that in 1930 Cebu Archbishop Gorrordo granted then Colegio de San Carlos which was then administered by the Vincentians, to relocate to a new site bounded by P. del Rosario St., Junquera St. and Pealez St. which are all owned by the Archdiocese of Cebu. The parcels of land along Junquera St. was originally owned by Cebu Spanish gubernacillo Don Inocencio Junquera and was donated by his heirs to the Archdiocese of Cebu. When the SVD took over the Colegio de San Calos in 1935 until it became a chartered university in 1948, USC has been remitting rental of the land to the Archdiocese of Cebu at USC Main until the present time. Hence, the SVD can not sell the land at USC Main with it's lease contract with the Archdiocese. It is also imprudent for SVD to sell the USC Main property and transfer completely to USC Talamban Campus since it's not the financial aspect that matters most here but the USC Main campus is a National Historical Site and one of the oldest and premier institution of higher learning in the Phils. USC Main history is a major part of the history of Cebu and primarily the university Board of Trustees, Cabinet officers are holding offices as well two major colleges the School of Law and Governance and the School of Business and Economics. Also some research institutes are housed in USC Main, the Cebuano Studies Center, Small Business Center, USC Museum (Archeology & History), Religious Studies Center, Free Legal Assistance Center and the USC gymn and swimming pool. The rest of the colleges, schools, institutes and research centers are relocated at the sprawling 100 hectares Talamban campus which by 2025 will be developed into a Univer-City (please see Paraflox architects proposed development plan, this among the top architectural firm in Makati and they too have been contracted by Ateneo de Manila, De La Salle Univ. and UST for their expansion projects in Cavite, Laguna areas).
In the development of the USC Talamban campus as Univer-City up to maximum of 70% will be used while 30% will be kept as Forested / Watershed area as required by DENR. The lower portion about 20% where the original Bunzel Engineering Building and soccer field will be transformed to mixed-used commercial and residential areas with a university mall, condo-hotels for alumni, townhouses for faculty and employees, public transport terminal, parking areas. While the upper portion about 50% will be academic, research and technology park housing the new Engineering / Technological Center and presently existing Architecture & Fine Arts bldg., School for Health Professions bldg., Central Library and Learning Resource Center, USC Church, Arnoldus Science Bldg., Liberal Arts & Science -Match Teaching Center and to be opened soon the University Stadium. The expansion will include a Piazza connecting the different academic bldgs. An Administration bldg., Technology park for Research & Development, and Convention / Exhibition center and new sports and athletics facilities such as an olympic size swimming pool adjacent to the University Stadium. Near the forested areas are nature park and botanical gardens, new SVD formation Center, SVD dormitories, the expansion of exisiting Retreat House and new SVD memorial park / cemetery. Drainage system connected to a centralized water and waste water treatment facility will be constructed for proper management of storm water runoffs and sewage. It is indeed an ambitious project of SVD Phils. but with it's benefactors in Europe, Carolinian Alumni tycoons such as Gokongwei Foundation, Viscal Group of Companies, Maria Luisa Esate Corp., Filinvest, Ayala Foundation, among others these are doable, vision without concrete action is but a "dream" but Vision coupled with Strategic Actions is "pure joy"!
