    In my humble opinion, if it has come to the point that their presence is already an irritant to you(the land owner) it is about time that you evict them from your land. If you have a lawyer friend, you can ask for legal advice first, and consider options available. For the time being, raising rent is your viable option. Kung mag pa gahi gahi, that is another story, and you are correct, as far as I know and please correct me if I'm wrong, you can't legally evict a residential lessee immediately. Notices have to be served and a prescribed time period and condition has to be met.

    And before acting, do think things properly...
